Hereโs a quick snapshot of the Sioux Falls Metro housing market as of January 2026.
ยท Buyer activity is off to a strong start this year. Pending sales saw a healthy year over year jump, showing that many buyers are feeling ready to make a move.
ยท At the same time, new listings were down slightly at ๐.๐ ๐ฉ๐๐ซ๐๐๐ง๐ญ, which continues to keep inventory on the tighter side. Inventory is still one of the biggest factors in our market.
ยท Homes for sale are down about ๐๐.๐ ๐ฉ๐๐ซ๐๐๐ง๐ญ, and supply sits at ๐.๐ ๐ฆ๐จ๐ง๐ญ๐ก๐ฌ. In simple terms, there are still more buyers than homes available, which helps keep values steady.
ยท Closed sales were a bit lower than last year, mostly because there just are not as many homes available to purchase, not because demand is not there.
ยท Pricing remains encouraging. The Sioux Falls Area Metro median price reached $๐๐๐,๐๐๐, up ๐.๐ ๐ฉ๐๐ซ๐๐๐ง๐ญ, and the average sales price rose to $๐๐๐,๐๐๐, up ๐๐.๐ ๐ฉ๐๐ซ๐๐๐ง๐ญ.
ยท Sellers are still receiving about ๐๐ ๐ญ๐จ ๐๐ ๐ฉ๐๐ซ๐๐๐ง๐ญ of their list price, although buyers are taking a little more time to compare options and negotiate thoughtfully.

Our market is feeling more balanced than the fast paced years we have seen recently, but it is still healthy. Well priced, well prepared homes continue to attract attention quickly, while homes that need updates or are priced high may take a bit longer.
If buyer activity continues at this pace, we could see solid momentum heading into spring, though inventory will remain the key piece to watch.
