The late-summer market is giving buyers and sellers a little bit of everything. 🏡
Somers appears to have more homes available than it did a week ago, which may give buyers some welcome additional choice. At the same time, the visible condo inventory in Heritage Hills has tightened.
One Heritage Hills condo also closed slightly above its asking price last week—a good reminder that buyers are still responding when a home is presented well and priced appropriately.
Of course, Heritage Hills is never a one-size-fits-all market. Model, condition, steps, view, garage access and location within the community can make a meaningful difference.

There’s something special about these last days of summer. ☀️
The evenings are still warm, the days still feel a little slower, and there’s just enough summer left to enjoy before fall begins to make its entrance. 🍂
It’s a good reminder that home isn’t just where we live. It’s where so many of life’s simple moments happen... backyard dinners, neighborhood walks, kids playing outside, morning coffee on the patio, or simply enjoying a beautiful day close to home. 💛
So before we trade flip-flops for sweaters and iced tea for pumpkin spice, take a little time to savor what’s left of summer.

I’ve been thinking about something lately…

𝗥𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 𝗿𝗲𝗮𝗹𝗹𝘆 𝗶𝘀𝗻’𝘁 𝗮𝗯𝗼𝘂𝘁 𝗵𝗼𝘂𝘀𝗲𝘀.

At least, that’s not the part of it that means the most to me.

It’s about the moment someone realizes the home they’ve loved for years doesn’t quite fit their life anymore.

𝗧𝗵𝗲 𝗸𝗶𝗱𝘀 𝗵𝗮𝘃𝗲 𝗴𝗿𝗼𝘄𝗻.
𝗧𝗵𝗲 𝘀𝘁𝗮𝗶𝗿𝘀 𝗳𝗲𝗲𝗹 𝗱𝗶𝗳𝗳𝗲𝗿𝗲𝗻𝘁 𝘁𝗵𝗮𝗻 𝘁𝗵𝗲𝘆 𝘂𝘀𝗲𝗱 𝘁𝗼.
𝗧𝗵𝗲 𝘆𝗮𝗿𝗱 𝘁𝗮𝗸𝗲𝘀 𝗺𝗼𝗿𝗲 𝘁𝗶𝗺𝗲 𝘁𝗵𝗮𝗻 𝘆𝗼𝘂 𝘄𝗮𝗻𝘁 𝘁𝗼 𝗴𝗶𝘃𝗲 𝗶𝘁.
𝗢𝗿 𝗺𝗮𝘆𝗯𝗲 𝗹𝗶𝗳𝗲 𝗵𝗮𝘀 𝗰𝗵𝗮𝗻𝗴𝗲𝗱 𝗮𝗻𝗱 𝘆𝗼𝘂 𝘀𝘂𝗱𝗱𝗲𝗻𝗹𝘆 𝗻𝗲𝗲𝗱 *𝗺𝗼𝗿𝗲* 𝘀𝗽𝗮𝗰𝗲, 𝗻𝗼𝘁 𝗹𝗲𝘀𝘀.

Sometimes you simply start wondering…

𝗪𝗵𝗮𝘁 𝘄𝗼𝘂𝗹𝗱 𝗹𝗶𝗳𝗲 𝗹𝗼𝗼𝗸 𝗹𝗶𝗸𝗲 𝘀𝗼𝗺𝗲𝘄𝗵𝗲𝗿𝗲 𝗲𝗹𝘀𝗲?

I think that’s why I’ve always enjoyed real estate.

I get to meet people in the middle of those moments. Not necessarily when they’ve made a decision, but when they’re beginning to think about what might come next.

And I understand that feeling.

I’ve had more than one chapter in my own life, and I have a feeling there are still quite a few pages left to write. 😊

This afternoon, give yourself permission to let go. 🏡🤍

Let go of the idea that you have to have everything figured out.

Let go of the home that may no longer fit the life you’re living today.

Let go of the thought that moving means leaving your memories behind.

And let go of the pressure to know exactly what comes next.

Sometimes, a home is perfect for one chapter of our lives… and then one day, we realize we’re ready for something different.

Maybe it’s less maintenance.
Maybe it’s fewer stairs.
Maybe it’s being closer to family.
Maybe it’s simply having a home that fits the way you want to live now.

You don’t have to make a big decision today.

Sometimes the first step is simply allowing yourself to imagine what your next chapter could look like. 💛

Your memories come with you.
Your next chapter is waiting to be written.

Sometimes the best evenings are the simplest ones.
A lawn chair, a beautiful summer night, and an incredible performance by Sal “The Voice” Valentinetti at the Putnam County Golf Course.
We had such a great time enjoying the music and soaking in one of those evenings that reminds you to slow down and appreciate the moment.
Summer always seems to go by too quickly, so I’m grateful for nights like this. ❤️

📊 Heritage Hills Market Update

If you’ve been wondering what’s happening in the Heritage Hills real estate market lately, here’s a quick snapshot.

Even with higher interest rates, well-priced and well-presented homes are still attracting strong interest. Buyers are being more selective than they were a few years ago, but they’re definitely still out there.

What I’m seeing right now:
• Inventory remains relatively limited.
• Updated homes tend to receive the most attention.
• Pricing correctly from the start is more important than ever.
• Buyers continue to appreciate desirable locations, easy access, and move-in-ready properties.

One thing I always tell homeowners is this…

The value of your home isn’t determined by what happened six months ago or what your neighbor’s home sold for last year. Every sale helps tell the story, but today’s market is constantly evolving.
