I can officially announce that I am no longer with Union Savings Bank. The mortgage team I am part of decided it was time for us to make a move.

Starting Tuesday January 20th I will be a loan officer for a local bank called WesBanco. I am very excited for this new opportunity and cannot wait to help more people purchase a home with amazing loan products.

Big news today from HUD. They announced as of May 25th 2025 Non-Permanent Resident Aliens will not be eligible for FHA loans. This will include people such as those here on temporary visa or under asylum. Will update if any changes come out.

If you are getting ready for pre-approval make sure to “Opt Out”. This will help stop telemarketers from calling you. When you get your credit pulled by a lender the credit bureau not the lender sells your information to other lenders and they will call you because you are looking for a loan.

Fed had meeting yesterday and did what was expected and had no change in rates but in press conference after meeting did give some insight for 2025. They are still projecting a 0.5% reduction overall in the rate for 2025. Experts are assuming this will be done with two 0.25% reductions. Powell also talked about bonds and buying more which in turn affects treasury yield in turn affects rates. Not a direct impact but all the dots connect to improving rates.

FHA fact: If you are using a FHA loan to buy a home that recently has been purchased (like a flip house) the house can not go under contract until 91 days after the sellers purchase date. Also if it is before 180 days after purchase date the lender could require two appraisals if the price has doubles, the lender must pay for the 2nd one. There are exceptions to the rule, such as bank selling foreclosure, or if the home was inherited. Always make sure to confirm the situation with your loan officer and their underwriter.

Hi Everyone, if you know anyone looking to buy or build a new home but they need to sell their home first then make sure to tell them to contact me about my Blanket Loan product. My Blanket Loan allows people to buy a new home without a contingency offer by using the equity from their existing home. While they have both houses they pay interest only payments for up to 12 months. This means you move into the new home at your own pace and you don’t need to list the old home until you’re ready.
