When it comes time to list your home for sale it is important to start with the right listing price. It can be tempting to start high and see if you get any offers, but this may cost you in the end. Below are some of the pitfalls of setting the wrong listing price:

- If you don't get any offers and your house sits on the market for too long prospective buyers may think there is something wrong with your house.

- Similarly, if you drop the price too much or too quickly prospective buyers may think there is something wrong with your house.

- If you do get an offer for above market price you may not get a high enough appraisal value and your buyer will have to come in with more cash.

Remember this: Don't change your job, quit your current one, or become self-employed while applying for a loan. Your mortgage lender seeks work stability and regular income for the long term.

When buying a home, remember that the neighborhood matters as much as the condition of a property you purchase. A kitchen can be updated, a bathroom remodeled, but the neighborhood you live in is a constant. That’s why making an informed decision when shopping for a home is essential.

Here’s a checklist to find the best place to live:

Average DOM (Days on Market) is the average number of days between when a property is listed for sale and when the seller signs a contract with the buyer.

A low average DOM means that the market is good for sellers, while a high average DOM means that the market is good for buyers. Days on Market is also effected by the time of year as people generally tend to sell their houses more in the spring than in the winter.

That means right now is a great time of year to buy and the perfect time to start preparing to sell. Let's talk more!
