Real Cost Vs Greed
I was so surprised when I visited South Africa later part of 2018. I stayed at Midrand where through a conversation I asked my host the price of his house. To my amazement he said USD 80,000 and I screamed, wow! Why I am bringing in this story,because the beauty of the area and mastery in the buildings didn’t match the price.
I realized that properties are overly inflated in Ghana. We set out to correct this error by building at an affordable cost. We achieved this by buying materials in bulk to enjoy economies of scale. We did secret roof which is half the cost of normal. Share the 70*100 feet land for two people. We brought workers from far who will take ghc 50 per laborer per day and 70 per mansion per day. We save time because they were staying on site. Quality wasn’t comprised in anyway but enhanced. At the end we manage to build a house which cost ghc 1,200,000 for ghc 600,000 at the same location by different developers. The East Capital style is different,the one that saves cost and time, enhancing quality at all levels. I first met Ato who saw my and decided to build with us. We didn’t even meet in my office but at a at Barima Petrol station- Mallam Junction. After few initial conversation he was convinced that we will do a good job.

We followed up with a simple and the next Monday he has paid ghc 40,000 into our . And for almost one month he didn’t call to find out wether we have started work or not. The land bought for the had few issues and our company immediately resolved it. The trust shown us by his conduct also pushed us hard to deliver and live above his .

When we started and he saw the speed and of the team he brought Kwade along to buy the second house. Ato had a discount for bringing Kwade that was a and we kept faith with it.

In building, getting a to deliver and buy you the right materials is very rear. The part 3 of this case study will highlight how we managed to cut cost and maintain quality at the same time.

The case study of Ato and Kwade

Two young bankers approached our company East Capital Ghana saying they have a little budget, but they want to build their own house.

We encouraged them to see the building as a home and an investment. We couldn’t afford a land at East Legon but we advised that they should opt for a land at East Legon Hills(Santoe).

We bought the land measuring 70*100 feet for Ghc 80,000. To save them money one plot was enough for 2 four bedroom houses. The land which valued at Ghc 80,000 in January shot up to about Ghc 150,000 in less than a year.

So our initial advise that the property was an investment came to pass in no time.

The beginnings

We started and worked with monies they could raise at any stage although we had agreed on the project cost. The beauty of the whole project was that at every stage, their input was taken into consideration only if it won’t add cost and affect project schedule and scope.

To prove quality can be affordable we used only concrete blocks for the whole construction. The team we used on this project were from Kumasi and they stayed on site making the project move very fast.
