🏡 MY HOME BUILD UPDATE
Realtors build too... 😊

I’ve been sharing pieces of the journey as my Southbury ranch slowly comes together, and it finally feels like things are moving from “construction site” to “home.”

This week brought some exciting progress:
✔ Landscaping has officially begun
✔ Sheetrock is nearly complete
✔ The exterior is coming together
✔ Spaces are finally starting to feel like actual rooms

Walking through a home during construction is such an interesting process. One day you’re standing on the dirt looking at stakes and framing… and before you know it, you can start picturing where you’ll have your morning coffee, where the family will gather, and how it all starts to come together.

Still more work ahead, but every week it looks a little less like a job site and a little more like home. I’m hopeful that by this time next month we’ll be close to moving day. 😊☕🏡

I’ll keep sharing updates as we go. It’s going to be a fun summer!

🏡 SOUTHBURY MARKET UPDATE

Interesting change in just 11 days…

On May 11, Southbury had 17 active single-family homes available.

Today 5/22 there are:
🏡 22 active homes
👀 + 1 Coming Soon

What changed?

📈 Inventory increased 29%
⏳ Median market time remains only 21 days

And condos are telling a different story:

🏘️ 54 active condos currently on the market (mostly Heritage Village)
💰 Median condo price: $269,000
⏰ Median market time: 32 days

What stands out to me:

Buyers gained a few more choices, but we still are not seeing a flood of inventory. Single-family homes continue moving quickly, while condo buyers have more flexibility and options.

If you’re thinking about listing your home, this may be an important window to watch. Many families hoping to move before the next school year are already paying attention.

Wishing everyone a meaningful Memorial Day weekend! 🇺🇸

Despite the iffy weather, I hope you make it to a least one parade, a party or cookout. While this holiday may be the unofficial launch of summer, it’s important to pause and remember why we observe Memorial Day.

As someone who spent part of my career in the Secret Service, I have always carried a deep appreciation for those who dedicate their lives to protecting others — and especially for the men and women who made the ultimate sacrifice for our country. Today, and throughout this weekend, remembering their courage, honoring their service, and appreciating the freedoms we enjoy every day feels especially meaningful.

As America approaches its 250th anniversary, it also feels like an appropriate time to reflect on the generations of brave men and women who helped defend and preserve those freedoms throughout our nation’s history.

Wishing everyone a safe Memorial Day weekend as we remember and honor those who gave everything for our country. 🇺🇸

As promised, here is the status of Condos:

SOUTHBURY CONDO MARKET UPDATE
This Inventory Looks Very Different Than Single-Family Homes…

The Southbury condo market is giving buyers more options right now — especially compared to the single-family home market.

Based on current MLS data:

• 46 condos are active
• Median active list price: $262,450
• Average active list price: $294,579
• Median days on market: 47
• Median active price per sq. ft.: $249.96

Under contract activity remains steady:

• 15 condos are currently under contract
• Median under contract list price: $299,900
• Median Days On Market: 27

Recent closed sales show where the market is landing:

• 33 condos sold recently
• Median sold price: $260,000
• Average sold price: $301,614
• Median sold price per sq. ft.: $213.88
• Median SP/LP ratio: 98%

What does this mean? Buyers have more condo options right now, especially in communities like Heritage Village. Well-priced and updated units are still moving, but buyers generally have more time to compare layouts, locations, condition, and value than they do in the single-family market.

One thing buyers ask about often: condo fees. In communities like Heritage Village, monthly HOA fees can range roughly from the low-$300s to over $800+ per month depending on the model, size, location, and services included. Many residents feel the amenities, clubs, pools, fitness options, gardening areas, walking trails, and maintenance-free lifestyle make it a unique value for 55+ living.

🏡 SOUTHBURY MARKET UPDATE
Single Family Homes

Inventory remains tight in Southbury — especially under $650K.

• Only 17 active single-family homes are currently for sale
• Just 8 homes are listed under $650K
• Median sold price is now approximately $660K
• Several homes are still selling above asking price
• Well-priced homes continue to move quickly

Recent market trends show:
✔️ Average sale-to-list ratio: 99%
✔️ Median sale-to-list ratio: 100%
✔️ Some updated homes selling in under a week

Buyers are still actively watching for new listings — but they’re being more selective than they were a few years ago. Pricing, presentation, and strategy matter more than ever.
