This isnโ€™t hypothetical.
This isnโ€™t a โ€œwhat if.โ€
This is a true scenario that happened to one of my clients โ€” and it almost blew the entire deal apart.

Picture this:
You finally make it to the closing table. Youโ€™re representing the buyer who has already been through the trenches to get here.

We had to get creative with financing because of their employment type.
Theyโ€™d already committed to a hefty down payment after being denied DPA assistance โ€” and not for lack of trying. We talked to multiple lenders, explored every program, and exhausted every option.

But we made it.
Weโ€™re here.
Closing day.

And thenโ€ฆ
๐Ÿ’ฅ Plot twist of the year.

The sellerโ€™s tenant has a $5,000 outstanding water bill.
And the seller?
Theyโ€™re refusing to take responsibility for it. She said itโ€™s not my bill so why should I be responsible for it.๏ฟผ

Now the room gets tense.
Everyone is staring at everyone else.
And the question becomes:

What do you do when a lastโ€‘minute bomb like this drops?

Well, let me tell you what I did.
I said, โ€œWe are not paying that bill. Itโ€™s not fair for my buyers to have to pay it. And no we dont want to split the cost either.

Period.
Full stop.

Both sides dug their heels in.
Nobody was budging.
And for a moment, it felt like the entire floor was about to be ripped out from under the deal.

But hereโ€™s the thing about real estate:
When you advocate with clarity, stand on the contract, and protect your clientโ€™s interests, solutions start to appear.
