Here are some seller move-up mistakes I see often:

-Overpricing because “we’re moving up”. The common thinking is if you ned $100k in equity to buy the next house to just list higher, right? Wrong. Your next purchase price does not determine you current homes value.

-Not preparing the home because “it’s still nice”. An update you made 5 years ago does not reflect what current buyers are comparing your home against. They’re looking at new builds, fully renovated homes & high end finishes.

-Underestimating timeline risk. Higher end homes can take longer to sell and the inventory above $650k isn’t always deep. This creates stress. The move-up process is a sequency strategy, not a hope strategy.

-Getting anchored to their equity. They remember what their neighbor sold for during peak market, but the market shifts. Clinging to 2021 numbers can cause price reductions, lost momentum & a weak negotiating position. Peak pricing mindset is expensive in a shifting market.

If you’re moving from $400k into the $700k range, it’s a different game.

They're not just buying the space, they're buying:
-layout flow
-design cohesion
-privacy
-storage
-garage size
-outdoor usability

When it comes to presentation, lighting matters, staging matters, exterior condition matters. The higher the price point, the less forgiving the buyer pool.

Higher end buyers watch for price reductions, they notice stale listings and they compare intensely. Overpricing at $300k might cost you 10 days on the market while overpricing at $800k could cost you months and credibility.

The pool of prospects is smaller in this price bracket, so it's important to capture that very specific buyer the first time.

👋🏽 Allow me to reintroduce myself, my name is Jade. Your friendly .
I'm a mother, a wife, and obviously a realtor but here are a few things maybe you didn't know about me.

🎒 I'm a prepper, in the most normal way. I'm certified in CPR for adults, infants, and know how to stop the bleed in an emergency situation. I'm on the waitlist for backpacking school and am a search and rescue volunteer. 🫡

🎣 I fish! I can rig my own poles but won't touch live bait 🤢🤢. My goal is to eventually snag a sweet bass with a top water frog but it hasn't happened yet. I can confidently say more time has been spent re-rigging lines than pulling fish from the water.

🏔 I travel when I can. So far I've been to six countries and eleven states. I "backpacked" across Europe for my honeymoon and it was awesome. Most beautiful destination so far has been the Grand Tetons in Wyoming.

👑 Fashion is my passion, baby! Clothes can transform you into anyone you want to be and they're great at telling a story. You can express yourself without saying a single word. Costumes aren't reserved just for halloween, you can change who you are every single day.

🎿 Snowboarding just isn't for me, I prefer skis! I really only have at max two seasons under my belt but when the weather and time permits, you'll catch me up there. Now if there was only a way to make the snow warm instead of cold, I don't think I'd ever leave 🤔.

Is January already over? That was both the longest and shortest month ever. Lots happened over here at SRG, but here are the highlights.

Our peanut butter cup turned 7 months. It's crazy how time flies. He can finally sit up unassisted, eat semi-solid foods, trying to crawl, and popped his first tooth! Teething is absolutely not a joke at all. But we get nap breaks in between, so we can't complain.

The flips progress is going at lightning fast speed. Popcorn has been removed from the ceilings, the fireplace bench, primary bedroom closet, floors, & kitchen cabinets have all been removed. Downstairs windows have been egressed, lights have been install in the living room as well as a spacious closet in the primary. Next is going to be putting up new drywall in the living room, finalizing decisions on interior & exterior paint colors and installing floors.

9 clients either started the process of looking at homes with us, reached out to start the process of selling their home got under contract, or closed with us all in the month of January. I swear, every year gets busier and busier and we absolutely love it. Send us your friends!

We're on track to have 4 buyers looking this month in February and at minimum two listings coming to you. Here's to a fantastic February 😎
