It has been called “inauthentic,” a tool of gentrification, the “modern McMansion.” It has been mocked, copied, and declared dead. But whatever you think about the modern farmhouse, there’s little question that it's become the defining look of the new American home. Its rise is often attributed to taste—fueled by "Fixer Upper," Chip and Joanna Gaines, and an insatiable American appetite for nostalgia. But liking a style and building it everywhere are two different things.

I would not tell sellers "it's a bad market."

I'd tell them:

There's still demand, but buyers have regained the ability to say no.

That's fundamentally different from 2021–2023.

The winning listing strategy right now is price it at the market on Day 1, make the condition/presentation excellent, and don't use the old strategy of listing 3–5% high and waiting for someone to negotiate. With inventory rising, that listing risks becoming the comp that helps sell somebody else's house.

For buyers/investors, I would be aggressive right now. Look specifically for 30–60+ DOM, failed pendings, price reductions, vacant houses and sellers who bought before 2021. Those are your targets for seller-paid closing costs, rate buydowns and real price concessions.

And for your flips, I would underwrite the exit conservatively. I wouldn't assume appreciation bails out an acquisition. I'd want the deal profitable at essentially today's resale numbers.

One thing I think is worth doing for you: I can take the Spokane MLS/market data and break it into $0–350K / $350–500K / $500–750K / $750K–$1M / $1M+ and tell you exactly where inventory is building, where homes are still selling quickly, and where I'd be hunting flips/listings right now. That's probably much more useful to you than the overall median.

The Eighth Circuit Court of Appeals has affirmed approval of the Sitzer-Burnett settlement, the antitrust case that led to the practice changes REALTORS® adopted in 2024. Appeals of class-action settlements are a routine part of the legal process, and this outcome reinforces that the settlement holds, keeping those practice changes fully in effect.

NAR continues to believe these changes increase choice and transparency for buyers and sellers alike. The plaintiffs may still seek further review, but this ruling lets REALTORS® stay focused on what matters most: serving clients and communities with confidence. Wildfire Containment and Status

Containment numbers grow: Firefighters gained ground overnight on the three primary blazes. The KXLY Fire Update reports that the Old Trails Fire is 23% contained, the Autumn Lane Fire is 37% contained, and the Fairview Fire is 31% contained.

Massive response: Over 2,000 firefighting personnel are deployed on the ground. The command post has relocated to the fairgrounds to accommodate incoming resources.

Destruction totals: Over 850 structures have been destroyed across the region, displacing roughly 65,000 residents. A Disaster Assistance Center has opened to transition the county into the recovery phase.

Evacuation Confusion & App Errors

Evacuations remain active: The Spokane Police Department clarified that Level 3 evacuations remain fully in effect for areas like Five Mile Prairie.

Watch Duty app glitch: Local authorities warned residents that a technical error on the popular tracking app Watch Duty prematurely wiped out evacuation zones. Officials urge residents to double-check official government channels like the Spokane County Emergency Map and not return home early.

Arson Suspect Confession

Preplanned blazes: The man arrested on Monday for sparking the Old Trails Fire appeared in court. Court documents reveal the suspect confessed to planning a "powerful, beautiful" blaze weeks in advance, deliberately waiting for a dry, high-wind day. He is currently linked to 25 other fires.

Red Flag Weather Alerts

Critical fire weather: The National Weather Service has extended a Red Flag Warning for Friday and Saturday.

Dangerous conditions: Forecasters at KREM 2 News warn that temperatures peaking in the mid-90s, combined with single-digit humidity and wind gusts, create a high risk of new fire flare-ups.
