This past year was less about volume and more about learning all things real estate the right way.

I spent countless hours studying pricing strategy, buyer psychology, market data, real estate investing and why homes fail to sell when others are selling in in less than 2 weeks.

Along the way, I helped 3 first-time buyers get into their first homes and 1 first-time seller sell hers without ever going on market, purely through relationships and preparation.

What I’ve learned is this:
Most homes don’t fail because of the market. They fail because of outdated strategies that no longer work.

Being newer has been an advantage. I’m not attached to what used to work. I’m focused on what works now.

I am heading into 2026 with one clear focus…

When I first got into real estate, I made a commitment to learn everything I possibly could. Our weekly office meetings can get pretty intense — my boss gets fired up and starts preaching about mindset, negotiation, and the importance of sharpening our skills.

One thing that comes up often is Chris Voss and Never Split the Difference.

I didn’t really understand why it was so important, but…
I read the book, then got the audiobook so I could actively listen while commuting, and I still revisit chapters to keep those techniques sharp.

And this week, that work paid off in a real way.

Using one of those negotiation tools, I helped my buyer secure a condo for $15,000 under asking — more than 10 percent off in a competitive area.

This is why I study.
And this is why my clients win.

Having a long resume doesn’t help buyers save money.
Strong negotiation skills do.

The ones in the best condition or the ones priced correctly for their condition.
But also the ones that are showcased the best.
The cars placed inside the showroom or out front always get more attention than the ones pushed in the back corner.

Real estate works the exact same way.
Some homes get premium visibility because the marketing is strong.
Better photos. Better presentation. Better description. Better lighting. Better positioning.
Those homes get more showings simply because they stand out.

Right now there are more homes for sale than buyers looking.
That gives buyers the power to compare every option.
They look at condition. They look at price. They look at value.
And they choose the homes that make the most sense.

Here is the part most agents avoid saying
If your home needs work buyers will compare it to the updated home down the street.
If your home is perfectly updated but priced too high buyers will skip it for the one that offers better value.
And if your home has weak marketing it becomes the car sitting in the back row that no one walks over to look at.

Your home does not need to be the nicest in the neighborhood to sell.
It needs to be the best value and it needs to be showcased the right way.
That comes down to honest pricing honest conversations about condition and a marketing strategy that puts your home in the showroom not the back row.

If your home did not sell before there is a clear reason.
It is not because the market is broken.
It is because you were competing with five hundred other cars and no one explained how buyers actually make decisions.

Mortgage rates move based on what’s expected, not just what the headlines say.

When the Fed dropped rates to 3.75% today, lenders had already built that in, so mortgage rates had already dipped ahead of time. Then when the Fed mentioned another cut in December is less likely, rates bumped up a bit.

Even though a higher rate might sound like bad news at first, it can actually lead to a more stable and balanced market. The people who benefit most are usually the serious buyers and the sellers who are realistic about pricing and ready to make a move.

✨ Two deals. Two stories. ✨
At 36, I took a leap — I left a stable career and started over in real estate. For the first time, I come home each day feeling like I actually accomplished something… like I’m truly helping people, not just chasing a paycheck. 🙌

🏠 Deal #1: My clients looked at one house. It wasn’t perfect — far from it — but they saw the potential and took the leap. Now, they’re on their way to turning it into their dream home.

🏡 Deal #2: We toured several homes, adjusted our expectations, and realized their best option was the home they were already renting. I got to help both the buyer and the seller through the process — the seller was ready to retire and start a new life in another country, and the buyer was ready to finally call this house home.
