We’re seeing this come up in a lot of our current offers right now 👇

The Springfield market is still very competitive for sellers, and many homes are going over asking price. Because of that, appraisal gaps are becoming a key part of winning deals.

Here’s what that means in real life:

👉 If a home is under contract for $250k but appraises at $235k… there’s a $15k gap.

For buyers:
This is where strategy matters. Some buyers are choosing to cover a portion (or all) of that gap to make their offer stronger—especially in multiple offer situations.

For sellers:
Offers with appraisal gap coverage can feel a lot more secure. It reduces the risk of the deal falling apart if the appraisal comes in low.

What I’m seeing right now locally:
• strong offers = price + terms (not just highest number)
• appraisal gaps are helping buyers stand out
• sellers are paying close attention to how “safe” an offer feels

Every situation is different, but understanding this can make a huge difference on both sides of the deal.

I hear this all the time lately —
“I’ll never be able to buy with these prices/rates…”

I get it. But here’s what I’m seeing locally right now:

Buyers are still getting into homes every week by:
• negotiating closing costs
• exploring different loan options
• adjusting timing (not giving up altogether)

The market isn’t “easy”… but it’s definitely not impossible.

Sometimes it just takes a different strategy.

Okay I love this question because it actually tells me a LOT about what people value in a home 👇

But here’s the reality in today’s market:

A lot of buyers in Springfield/Auburn are realizing they don’t need their “dream home”… they need the right first move.

I’m seeing more people:
• choose location over size
• buy sooner and build equity instead of waiting
• prioritize layout + function over “perfect finishes”

And honestly? It’s working in their favor long term.
