There has been a LOT of discussion lately about Florida property taxes, homestead exemptions, and what may or may not happen in the future.

One thing that seems to be causing confusion is that not all portions of your property tax bill are treated the same.

In simple terms:

🏡 Homestead Exemption applies to your primary residence and can reduce the taxable value of your home.

📚 School taxes and certain non-ad valorem assessments (things like some special district fees, solid waste, stormwater, etc.) are often treated differently than general property taxes.

Right now, there are proposals being discussed that could significantly increase homestead tax relief for Florida homeowners, but there are still a lot of details, approvals, and potential changes that would need to happen before anything becomes final.

The biggest takeaway?

Before celebrating or panicking 😄, make sure you're looking at the actual proposal being discussed and how it would apply to your specific property.

"What do you think my house is worth?" 🤔

We get asked this all the time, and the answer is a little more involved than pulling a number out of thin air 😄

When we put together a CMA (Comparative Market Analysis), we look at:

🏡 Homes currently on the market
🟡 Homes that recently went under contract
🔴 Homes that recently sold

Then we compare things like square footage, bedrooms, bathrooms, lot size, pools, garages, and special features.

Because two homes on the same street can have VERY different values.

Charlotte County Habitat for Humanity Apostle's Build

Today we were blessed to be part of a home dedication for Habitat for Humanity. What an incredible organization, and we are truly fortunate to have them serving our community.

The turnout for this Apostle Build was amazing, and it was clear this home found the perfect family. Seeing so many people come together to build more than just a house — but a future — was something special.

Moments like this are a reminder of what community is really about: faith, hard work, generosity, and neighbors helping neighbors. We’re honored to have played even a small part in such a meaningful day. ❤️🏡
