A little behind the scenes of a new listing... 🏡
Putting a sign in the yard and uploading a home to the MLS is only the beginning.
This week we've been working behind the scenes on Bismarck—professional photos, video, drone footage, social media, neighborhood postcards, marketing materials... and probably a few things I'm forgetting. 😂
One of my favorite pieces is actually the postcards. These are headed directly to homeowners in the neighborhood—not only to get more eyes on the listing, but because you never know who has a friend or family member who's been waiting for a home nearby.
When you're interviewing agents to sell your home, ask them what their marketing plan actually looks like.
Where will your home be seen?
How will they reach buyers beyond the MLS?
Will they market to the surrounding neighborhood?
What are they doing after the listing goes live?
Every home is different, so every marketing plan won't look exactly the same. But there should be a plan.
For us, it's about doing more than putting a sign in the yard. ❤️

Sitting in the car waiting for Florida to finish doing Florida things so we can get our newest North Port listing ready to hit the market tomorrow.
Because naturally, after days of sunshine, listing photo day = rain. ☔🤣

**4 years ago today.**

This was the forecast we were staring at.

We knew Hurricane Ian was coming. We were preparing. We were watching every update and every little shift in that cone.

But looking back at this screenshot now is almost surreal.

We had absolutely no idea what the next 24 hours were going to bring to Southwest Florida.

And here we are four years later, watching the Atlantic make headlines for its **record-breaking lack of hurricane activity this far into the season.**

I'm incredibly grateful for the calm we've had so far. But after Ian, I don't think I'll ever look at an empty Atlantic — or a forecast cone — quite the same way again.

Those of us who were here know. ❤️🌴

And no, I am absolutely NOT saying the **Q-word** or declaring hurricane season over. 😂

Happy Friday from the office. 🌴☀️
Chris and I had a few things to take care of in Englewood this morning, and on the way back we decided to take a little detour.
Nothing fancy. No big beach day planned. Just about 20 minutes to walk along the water, reset, and then get back to work.
And THIS is one of those little things that makes me love living here so much. ❤️
We’re both running around in our work shirts—him in Mellow Ann, me in Coldwell Banker—appointments to get to, texts to answer, things still waiting on the to-do list…
But our lunch break can look like this.
And apparently the beach also makes a pretty decent office, because Chris couldn’t even make it through our 20-minute escape without answering a text. 😂📱
Although, if you have to answer work messages, I suppose there are worse views. 🌊
Happy Friday, friends. Take the detour. Take the 20 minutes. ❤️
