Would you rather manage 10 affordable rentals or 1 luxury property?

Four years ago, our answer probably would have been the luxury property. We started in the short term rental space, where higher end properties, nightly rates, and maximizing occupancy were a major part of the business.

Today, our answer is 10 affordable rentals. Why? Diversification, consistency, and impact.

Managing 10 affordable long term rentals spreads risk across multiple properties, creates more predictable management activity, and allows us to help provide housing options that are accessible to a much larger portion of the public.

The appearance of a neighborhood does more than create a good first impression. It reflects the care and attention invested in the community.

Routine maintenance of landscaping, common areas, lighting, amenities, and shared spaces helps preserve property values while providing residents with clean, safe, and welcoming environments.

Our company started in the short term rental space, but over time we realized the value of building a more diversified management portfolio.

Adding long term rentals alongside short term rentals has helped us create a more balanced business, rely less heavily on constantly chasing occupancy, and build more predictable recurring management revenue throughout the year.

Short term rentals still offer great opportunities, and long term rentals bring their own advantages through stability, consistency, and longer tenant relationships.

Before listing a long term rental, the goal should be simple: make sure the next tenant is walking into a clean, functional, well documented property.

Landlords should take the time to:
• Professionally clean carpets and flooring
• Patch nail holes, repair wall damage, and touch up paint where needed
• Test smoke detectors, appliances, plumbing fixtures, HVAC, locks, and lighting
• Address deferred maintenance before it becomes the next tenant’s problem
• Complete a detailed move out inspection after the previous tenant leaves
• Document the condition of the property with dated photos and notes
• Complete a separate move in condition checklist with the new tenant before occupancy

That documentation matters. A good move out and move in process creates a clear record of the property’s condition, helps identify maintenance issues early, and makes future security deposit decisions much easier to support.
