Nobody tells you about the 11pm "the wifi is down" message before you buy your first short term rental.

Here is what a real day looks like when you manage one yourself.
Guest messages come in at all hours. Not just check-in questions. Complaints, requests, confusion about the thermostat, questions already answered in your listing. You are the front desk, the concierge, and the on-call support line.

Pricing does not set itself. Rates that made sense Monday are wrong by Thursday. Local events, competitor availability, platform algorithm changes. Miss the window and you are leaving real money on the table or sitting vacant when you should be booked.

Vendors do not wait for a convenient time. The cleaner cancels the morning of a checkout. The HVAC makes a noise a guest describes as "kind of loud." You are coordinating from wherever you are, whatever you are doing.

Turnovers have zero margin for error. The next guest checks in four hours after the last one checks out. Everything has to be right. Every time.

A lot of property owners often ask what your management fees look like before getting onboarded

Fee structures in property management vary by asset type, and knowing the standard ranges before you sign anything is one of the most important things you can do as an owner.

Long term residential rentals are typically managed at 6% to 12% of gross scheduled rent. That number reflects ongoing leasing, maintenance coordination, rent collection, and compliance work across the life of a tenancy.

Commercial properties follow a similar model but at a tighter range. Because of the nature of commercial leases and tenant responsibilities, management fees typically run between 4% and 8% of gross scheduled rent.

Short term rentals operate differently. Because of the daily operational demand, platform management, and guest services involved, industry standard fees run between 15% and 25% of the gross accommodation fee per booking.

Community associations and HOAs are structured around a percentage of dues collected, since the scope of work is tied directly to the association budget and the services rendered to residents, not to a rental income figure.

Every model is different because every asset class has a different workload behind it. What stays consistent is that professional management should always be priced against the value it delivers, not just the number on the rate sheet.

All data was collected from Zillow as of June 2026 and reflects publicly available rental listings. This data offers a snapshot of average pricing and market availability – useful for landlords, investors, and renters looking to stay informed in a dynamic housing market.

Nobody on your HOA board signed up to become a property manager, a collections department, and a legal liability all at once.

But without professional management support, that is exactly what happens. Nobody hands you a roadmap for managing a property you have never seen, in a city you have never lived in.

In November 2021, one year out of college and still working a corporate sales job in St. Louis, we onboarded our first short term rental in Phoenix, Arizona. No local team. No local knowledge. Just a process we believed in and over 1,400 miles between us and the front door. It worked, so we kept going.Tempe came next.

Same remote setup, same commitment, still learning as we went. Those two properties in Arizona were never meant to be the whole story. They were just the first chapter. When that chapter closed, we took everything it taught us and built on top of it.

Since then the company has operated across multiple states, expanded into commercial real estate, and grown into a multi-purpose portfolio that goes well beyond where we started. We are still building, and we are still learning.

A property management company does not replace a Board of Directors. It supports one.

The Board sets the direction, approves the budget, and makes the decisions that affect every resident. Management handles the ex*****on: vendor coordination, maintenance requests, financial reporting, meeting preparation, rule enforcement, and day-to-day communication between residents and the Board. Add in contractors, insurance carriers, legal counsel, and local municipalities, and a single community association can involve a dozen parties working in parallel just to keep things running smoothly.
