If you're in the real estate business, you know that finding buyers is tough. But it doesn't have to be!

Here are four digital marketing methods to help you sell more home listings:

1. Social media - Use social media to reach out to your potential clients, and show them what they're missing by not buying your property. You can also use social media to get feedback on how well your listing is doing, or what prospective buyers think about the property.

2. Video marketing - Create a short video about the house and post it on YouTube or other video sharing websites like Facebook + Instagram. This will help people see what their dream home looks like from the inside out!

3. Email marketing - Emailing potential buyers directly is a great way to get them interested in your listing without even being present at the property itself (which can often be intimidating for first-time homebuyers).

4. Online ads - Posting advertisements online will allow people who don't live near you but might still be interested in buying into your neighborhood see what's available and find out more information about it by contacting you directly through email or phone call rather than having to go through all this paperwork themselves (which is often intimidating for first-time homebuyers).

We offer all of these solutions and more inside our marketing plan! Contact me today for a copy.

When you're buying a home, it's easy to focus on the cost of the mortgage, the size of your down payment and whether or not you can afford the monthly payment. But what about resale value?

The resale value of your home can be a major factor in how much money you make on your initial investment. If you're looking for an easy way to calculate this, there are online calculators that will help you do it quickly.

For example: say you buy a house for $200k and sell it for $250k—you've made $50k on your initial investment! But what happens if you buy a house for $200k and sell it for only $150k? You lose out on $50k of profit because the resale value was lower than expected.

That's why it pays to know what homes are going for in your area before making an offer on one.

Getting pre-approved means that you've already contacted a mortgage officer, provided the necessary documents, and have been approved for a loan. You can use that as leverage when you're looking at homes. You can use it to negotiate with the seller or make sure that you're getting the best deal possible, since you've already got the money in hand.

When you're looking at homes, you want to be able to focus on the space, its location, and how it's going to fit your needs. You don't want to have to worry about whether or not you can afford it. That's why getting pre-approved for a mortgage is a great idea. It will allow you to shop for homes with confidence, knowing that even if something catches your eye, there are no surprises waiting for you down the road.

Ready to get pre-approved??

Baby, it’s cold outside! Here are 7 things you should do around your home to prepare for winter

1. Check the furnace. Make sure your furnace is working properly and ready to go when the temperature drops!

2. Clean the gutters. This will help prevent water from accumulating outside and freezing up in them, which can cause damage to your roof.

3. Bring in outdoor furniture. You don't want to risk having a chair or table get damaged by snow or ice over the winter months! Bring it inside so it's safe and sound indoors until next springtime rolls around again.

4. Seal exterior cracks. If there are any cracks in your house (like around windows), seal them with caulk so they don't let in any cold air during those chilly days ahead!

5. Inspect and clean your chimney if you have one installed on your property; if not, we recommend contacting a professional who can inspect/clean it for you. It's important that these get cleaned out regularly so they don't become clogged with debris or soot buildup that could cause a fire risk later down the road!

6. Turn off outdoor faucets if possible; otherwise just make sure they're empty so water doesn’t freeze inside them during storms then break through walls when thawing occurs during the springtime thaw.

7. Test the sump pump. Make sure there’s no dirt or other debris inside that could clog it. If you see a lot of stuff inside, have a professional clean it out to avoid a flood.

Save this for when you’re ready to tackle the maintenance tasks!
