The latest inflation report came in right in line with forecasts. Annual inflation slowed from 3.5% to 3.4%, and the estimated probability of a September Federal Reserve rate hike dropped to roughly 40%.

That’s encouraging—but inflation remains above the Fed’s 2% target, and volatile oil prices continue to be the biggest wild card.

Oil prices are climbing again—and mortgage rates could soon feel the pressure.

Optimism about reopening the Strait of Hormuz has faded, sending oil prices nearly 5% higher and putting upward pressure on Treasury yields.

Now, attention turns to Wednesday’s Consumer Price Index report.

Last week’s jobs report showed a slowing labor market and reduced expectations for a September Federal Reserve rate hike. But inflation remains the Fed’s biggest obstacle.

A hotter-than-expected CPI could push Treasury yields and mortgage rates higher. A cooler report could provide some much-needed relief.

JOBS MARKET SENDS MIXED SIGNALS

The July jobs report showed that U.S. payrolls unexpectedly fell by 23,000 jobs. At the same time, the unemployment rate edged lower to 4.1%.

Why did unemployment fall while the economy lost jobs?

Evidence suggests more people stopped looking for work. Once someone is no longer actively searching for a job, they are no longer counted as unemployed.

Following the report, investors lowered the probability of a September Fed rate hike to approximately 44%. The next major test will be Wednesday’s Consumer Price Index inflation report.

MORTGAGE RATES AT A TWO-WEEK LOW 📉

Mortgage rates are holding near their lowest levels in more than two weeks.

Hopes for progress in the Middle East pushed oil prices—and Treasury yields—lower. Meanwhile, expectations for a September Fed rate hike fell from roughly 67% to 55%.

Today’s ISM Services report also showed that the service side of the economy continues to grow, although the details were mixed.

Mortgage rates are holding near their 2026 highs—even as Treasury yields moved lower to begin the week.

The improvement in the bond market followed a sharp drop in oil prices as investors reacted to renewed hopes for de-escalation between the United States and Iran. However, the move wasn’t enough to produce a meaningful improvement in mortgage pricing.

Now, attention turns to two important economic reports:

• Wednesday: ISM Services
• Friday: Jobs and unemployment

A stronger-than-expected jobs report could push Treasury yields and mortgage rates higher. Weaker data could provide some relief.

As of Monday afternoon, the national average for a well-qualified Fannie Mae borrower was near 6.82%—close to the 2026 high of 6.85%.

Fed hawks and concerns surrounding Japan’s yen pushed mortgage rates higher to end the week.

Three Federal Reserve officials who voted to raise rates said inflation remains too high, the economy is still strong, and waiting too long could force the Fed to take more aggressive action later.

Markets are now pricing in roughly a 67% chance of a Fed rate hike in September.

Then, reports that the U.S. Treasury may intervene to support the Japanese yen added even more pressure. Traders worried that intervention could lead to additional selling of U.S. Treasury bonds—pushing Treasury yields and mortgage rates higher.

As of Friday afternoon, the national average for a well-qualified Fannie Mae borrower was near 6.83%—back near its 2026 highs.

The Fed held rates steady—so why did mortgage rates move higher? 📈

The Federal Reserve voted 9–3 to keep its benchmark interest rate unchanged today. However, the bond market reacted to the Fed’s tough message on inflation, pushing the 30-year Treasury yield to its highest level since 2007.

Remember, the Fed does not directly set mortgage rates. Mortgage rates react primarily to movements in the bond market.
