St Louis home buyers - have you taken the summer off from home shopping? Did the spring and early summer wear you down from fast showings, multiple offers, waived contingencies and you still couldn't get a house under contract?

Rugs play an important part in your home design.

Sizing - the most common mistake made is buying a rug that is too small for the space, make sure you get at least the front feet of all furniture on the rug, for dining tables you should be able to pull chairs in and out without catching on the edges of the rug. Target 10-16 inches of floor space between the rug and the walls

Contrast - rugs should provide a contrast between the floors and furnishings that will sit on them

Rotate for wear patterns - rotating your rugs yearly will help keep down on wearing and fading patterns

Professional cleaning - get your rugs taken in for a professional cleaning, this is a great time to clean the floors under the rugs and furniture.

Rug pads - high quality rug pads will keep your rug lasting longer and protect the floors underneath, and always important for freestanding rugs/runners to have a non-skid surface

You’ve heard of the term “curb appeal”. It refers to the initial impression buyers get when they first see your property from the street. If the impression is a good one, it sets the right tone for the rest of the home viewing.

How do you boost curb appeal? Link to full article in bio:
🧽Wash both the inside and outside of the front windows.
🧹Sweep the walkway leading up to the front entrance. Add a new welcome mat. Also, wash down the front door.
🚗If possible, remove cars from the driveway.
🌻Mow the lawn. Lightly trim the hedges. W**d flower beds.
🪟Remove anything from inside window sills that may look unsightly from the outside. Try putting a couple of flowering plants there instead.
🗑Place any trash bins out-of-sight.
If the entrance door hardware is old and worn, change it.
💡Make sure the outdoor lights are working, especially if you’re showing your home in the evening.
🌺Add some flowering plants to flower beds, or buy a couple of portable potted plants and place them strategically.
📫Clean your mailbox. If it’s rusted, replace it.
💦If you have a power washer, give the walkway and driveway a quick blast.

SOLD FAST!

Some of you may know my Mom's house was in a fire and originally the plan was to keep and fix it up. Things change and she ending up selling the house. I am so glad I was there to help her through this process. I was able to get her property sold fast (contract to close in 10 days) and over the asking price.

“Staging” is about setting up and decorating each room of your home so that it looks as attractive as possible to potential buyers. Studies show that a property is more likely to sell quickly and for a better price if it is effectively staged.

Even if you haven’t heard of staging before, you probably already know the basics, such as eliminating clutter and making sure everything is clean and “guest ready”. However, there are also some home staging “secrets” staging professionals use that you may not know. Here are a few examples:
🖥Increase horizontal surface space. Make sure desks, countertops, coffee tables, end tables, etc. are as free of items as possible. Give the impression that there’s lots of room available on horizontal surfaces.

💐Flowers. Fresh flowers or flowering plants placed in a couple of rooms, such as the kitchen and living room, can have a dramatic impact on how inviting that room looks. Just don’t overdo it.

🎨Don’t be daring when you paint. You may love the idea of a bright yellow and green combination in the family room, but not everyone will share your daring sense of style. If you paint, stick to neutral colors.

🪑Less is more. Be brutally honest about the amount of furniture you have in each room – including wall hangings. Is there a desk, side table or other piece you can put away in storage? Think about ways to make each room more spacious. Space is king!

Ultimately, the best staging advice is to use your common sense. Put yourself in the shoes of a potential buyer as you walk through your home. Ask yourself, “What changes will make this room even more attractive?”
