A renovation should do more than make a house look better. **It should make the house work better.**
At 12036 Larimore, our goal was to reconsider how the existing square footage could reach its highest potential—creating better relationships between rooms, more flexibility in how the spaces could be used, and a home that would feel more intentional, more functional and—let's call out the obvious—more beautiful for its next stewards.
Some of the biggest changes aren't obvious from photographs.
Walls were opened—but not simply for the sake of creating an open floor plan. Existing spaces were reconsidered to make them more useful. Original architectural features were preserved where they gave the home character. And throughout the renovation, design decisions were made not only around how a room would look, but around **how someone would actually live in it.**
The kitchen needed to become more connected to the rest of the home and the backyard. The living room needed better sightlines and circulation without sacrificing the walls that make the room functional. Upstairs, the distinctive rooflines and proportions needed to be embraced rather than disguised. Elsewhere, existing square footage offered opportunities to create functionality that hadn't existed before.
And then there were the finishes, furnishings and staging that helped bring all of those decisions together.
The result is a home that looks very different from where we started—but the transformation we're most proud of is **how differently it lives.**
