A longtime client and I just closed our 9th real estate transaction together.

Over the past fifteen years, we have navigated buying and selling homes, real estate investments, international moves, wins, losses, and everything in between. We have celebrated, weathered challenges, and stayed connected through kids, chaos, and all the changes life brings.

This closing carries particular meaning. It is one of the final stepping stones before he and his family embark on a project of a lifetime. I could not be more excited for what lies ahead, and I look forward to doing my part to help make it a success.

Last week, my team and I had the opportunity to spend the day at The Edge seminar with Tom Ferry, connecting with agents from across Northern Virginia and focusing on what comes next for real estate.

One of the highlights was receiving deeper coaching directly with Tom. I also gained valuable insight into how to strategically leverage YouTube to create a stronger marketing plan for our listings, and how to better utilize AI to enhance exposure and results for our clients.

Real Questions Asked On Air: What's the Biggest Misconception About Today's Housing Market?

The biggest misconception I hear right now is that the housing market is crashing. It is not.

Yes, homes may take a little longer to sell than they did a year ago. That is a shift in pace, not a sign of trouble. Stable does not mean crashing. It simply means the market has moved from a frenzied pace to a more balanced one.

Many people ask me what to watch when trying to anticipate where interest rates are headed. Here is one indicator that often gets overlooked: gas prices.

TIP: Historically, interest rates tend to follow a similar pattern to gas prices. When gas prices rise, interest rates tend to rise as well. It is not a perfect science, but it is a pattern worth paying attention to.

Real Questions Asked On Air on B101.5... "Is AI going to replace Real Estate Agents?"

The short answer: absolutely not.

Real estate is a relationship business built on trust, negotiation, local expertise, and human judgment. AI cannot walk a buyer through a home, read the emotion in a negotiation, or advocate for a client when challenges arise during a transaction.
