Real Questions Asked On Air... Are basements counted in the size of a house?

Yes, the basement is counted, but the value is different.

For example, a home might have a total finished area of 3,266 sq ft, but the listing will show "Above Grade Finished Area: 3,266 sq ft," with no mention of the basement in the main total. Another listing clearly states, "Above Grade Finished Area: 2,196" and separately lists "Below Grade Unfinished Area: 1,265".

This weekend was the kind of chaos I live for!

Three completely different listings hit the market at the same time:
- 111 Almond Drive in Embrey Mill, an end-unit townhouse
- 17 Silverthorn Court, a beautifully maintained 3-bedroom colonial in Autumn Ridge
- 35 Mills Hollow Drive in Fredericksburg, a stunning luxury home with over 6,000 sqft

And from the second they launched, it was nonstop!

Multiple offers. Hours of negotiations. Escalation clauses flying in. Last-minute cancelled open houses because homes were already going under contract.

It was one of those weekends where the days blurred together and negotiations stretched well past midnight.
