This closing represents something more... the continuation of a family's trust in my team and me that spans years & miles.

It began when I helped their daughter buy a home in Stafford, VA. Shortly after, her parents followed and purchased this home with my guidance.

When their daughter received orders to relocate to Hawaii, I had the privilege of selling her home. And now, I've sold her parents' home as they prepare to follow family across the country.

What we always recommend: Google the property address. Look for news, zoning changes, or past issues.

Visit at different times/days. Drive by on a weekday morning, Friday night, and Sunday afternoon to get a real feel for traffic, noise, and activity.

Wondering if there are kids your kids age in the neighborhood. Drive by a nearby bus stop.

In Virginia, remember: it’s a Buyer Beware state.

"They are SUPER COOL!"

Never heard of a barndominium? It’s basically a structure that looks similar to a barn that people build or have remodeled into a house, and they’re usually really cool and very unique.

Most have open layouts, high ceilings, oversized garages or workshop space, and they’re often on larger lots or acreage. Around Stafford and Fredericksburg, that kind of flexibility and extra space can actually be a huge selling feature for buyers looking for something different from the typical neighborhood home.

Real Questions Asked On Air... Are basements counted in the size of a house?

Yes, the basement is counted, but the value is different.

For example, a home might have a total finished area of 3,266 sq ft, but the listing will show "Above Grade Finished Area: 3,266 sq ft," with no mention of the basement in the main total. Another listing clearly states, "Above Grade Finished Area: 2,196" and separately lists "Below Grade Unfinished Area: 1,265".
