This is satire. Mostly.

I have walked enough listings to know that the things on this list are not hypothetical. They are based on a true story. Several true stories. And I say all of this with so much love because the sellers who laugh at this and then call me anyway are exactly my kind of people.

Your house has one shot at a first impression. One day one. One first weekend. And the difference between a listing that flies and a listing that sits is almost always the prep work that happened before the sign ever hit the yard.

You want your buyers to walk in and say WOW. That is always the goal. But it has to be the good kind of WOW, not the kind where they are WOWing at the dust coveted ceiling fan blades or the hurried touch up paint application or the candle that is working very hard to cover something.

The sellers who walk away from closing with the most money all have one thing in common. They did the work first.

Pricing your home right on day one matters more than most people realize, but here’s the thing, you can’t get there without the prep. And the prep is where I live.

Before I ever talk price with a seller, I walk the house. Not to admire it, to see it the way a buyer will. Because buyers will always find the one thing. The thing that gives them pause, that shows up in the offer, that slows everything down. My job is to make sure that thing doesn’t exist when we go to market.

Sometimes that’s fresh paint and a lighting swap (if it came in a contractor three-pack, we’re replacing it). Sometimes it’s hiring a cleaning crew and getting the HVAC serviced. And sometimes it’s a judgment call, like the seller I worked with recently who had one linoleum floor in one bathroom. Everything else was spotless. We got a tile quote, it fit the timeline, and it was done before photos. That floor never became a conversation, because we handled it first.

That’s the work. And I genuinely love it.

I’m not the agent who hands you a list and disappears. I’m calling the contractors, walking it with you, and helping you decide what actually moves the needle. Because when we do it right, everything else gets easier.

No warmth, no story, nothing to hold onto. Buyers walk through and their brain goes to work filling in blanks, and not always in your favor.
Staging gives them the answer before they even have to ask the question. This is the living room where you’ll have people over. This is the bedroom where you’ll finally get a good night’s sleep. This is the kitchen where Sunday mornings happen.
That’s not decoration. That’s strategy.

By the time your home hits the MLS, months of decisions have already been made. That’s the part most sellers never see.

Everyone wants to know what the neighbor got. Almost nobody asks how they got there.

Before your home ever hits the market, we’ve already had a real conversation about pricing strategy. Not just what the neighbor got, what the market is doing right now, who your buyer is, and what your home needs to compete against everything else they’re touring.

Then comes prep. I’ll walk through with you and tell you exactly what to address and what to leave alone. Every dollar you spend in prep should come back to you multiplied at closing.

Then staging. This is the one I won’t negotiate on. Staging changes how a buyer experiences a space. It creates perceived square footage, neutralizes personal taste, and photographs dramatically better. I’ve never listed a home without it.

Then photography. Because the listing photos are your first showing. Most buyers have already decided how they feel about your home before they ever walk through the door.

Then the copy. I write every MLS description myself because the words matter. The right description attracts the right buyer.

Then the launch. The first 72 hours of a listing are the highest-traffic, highest-leverage window you have. I have a day-one strategy built around that.

This is what I do for every seller I work with. Not some of them. Every single one.

And I’ll say this. The sellers who win are the ones who get it. The ones who are willing to show up early, roll up their sleeves, hire out what needs to be hired out, and trust the process before the first buyer ever walks through the door. They’re not cutting corners on prep because they understand that every decision made in these weeks is protecting their equity. Those are my people. There’s a reason I always aim for a Thursday launch.

Buyer activity peaks going into the weekend, when people have time to actually tour homes and talk it over. So if your home hits the market on a Thursday, it’s walking into the busiest window of the week.

But getting there takes planning. Cleaning, prep, and photography need to be wrapped up at least a week before launch. That gives us time to build your marketing plan before anyone even sees the listing.

Photo day itself is a whole thing. We handle final styling and cleaning before the photographer arrives, so plan to be out for most of the day. You come back to a home that looks like it belongs in a magazine.

Every listing gets a strategy built around it, based on the home, the timing, and where your buyers are most likely to come from. By the time it goes live, buyers are already waiting.
