One of my relocation buyers learned a hard lesson this week.

They decided to use their existing insurance company instead of working with a Texas-based insurance agent during their home purchase here in Central Texas.

Everything looked fine . . . until right before closing!

The insurance company suddenly refused to bind coverage because the property was serviced by a volunteer fire department.

The thing about it though is that volunteer fire departments are extremely common across rural and small-town Texas. And we love it that way! Shoutout to the men and women who serve our area in this way! 🫶🏻🙌🏻

But, this becomes a problem when a national call-center rep in another state sees it as a red flag. A local Texas insurance broker understands the area, the fire ratings, the carriers that work here and how to solve the problem quickly.

Thankfully, my local insurance network jumped in fast, found a solution and we still closed on time!

This is exactly why local relationships matter in real estate.
Not just lenders.
Not just inspectors.
Insurance matters too!

Especially when you’re relocating and buying acreage, horse property or homes outside major city limits.
