2022 Statistics show that for first-time homebuyers, 26% said saving for a downpayment was the most difficult step in the process.

Those same statistics also show that 28% of first-time homebuyers reported using a gift or a loan from family or friends for some or all of their down payment.

FYI:
The minimum FHA loan down payment is either 3.5 percent or 10 percent of the home's purchase price, depending on your credit score.

The minimum for a Conventional loan requires at least a 3% downpayment, or 20% for no PMI**.

**PMI = Private Mortgage Insurance. PMI is a type of mortgage insurance you might be required to pay for if you have a conventional loan. Like other kinds of mortgage insurance, PMI protects the lender, not you, if you stop making payments on your loan.

RE: Credit Scores. FICO vs Vantage Score

A FICO Score is a three-digit number based on the information in your credit reports. It helps lenders determine how likely you are to repay a loan. This, in turn, affects how much you can borrow, how many months you have to repay, and how much it will cost (the interest rate).

When you apply for credit, lenders need a fast and consistent way to decide whether or not to loan you money. In most cases, they'll look at your FICO Score.

You can think of a FICO Score as a summary of your credit report. It measures how long you've had credit, how much credit you have, how much of your available credit is being used and if you've paid on time.

You have the ability to influence your score by paying bills on time, not carrying too much debt and making smart credit choices.
Thirty years ago, the Fair Isaac Corporation (FICO) debuted FICO Scores to provide an industry-standard for scoring creditworthiness that was fair to both lenders and consumers.

* Payment history: 35%
* Credit Utilization: 30%
* Length of Credit History: 15%
* Recent credit applications: 10%
* Credit Mix: 10%

A Vantage Score is a credit score jointly developed by the three major credit bureaus to predict how likely you are to repay borrowed money. It is used by lenders, landlords and financial institutions to evaluate creditworthiness.

Credit bureaus Experian, TransUnion and Equifax came up with the algorithm to produce VantageScore in 2006, competing against the better-known FICO scores.

Initially, VantageScore was on a different scale than FICO, but the most recent revisions have a 300 to 850 scale, just like FICO’s.

Payment history is “extremely influential,” while age and type of credit and the percentage of credit used are “highly influential.”
Total balances and debt are “moderately influential,” and recent credit behavior and debt are “less influential.”

However, VantageScore has also broken down its contributing factors this way in the past:

* Payment history: 40%
* Credit age and mix: 21%
* Credit Utilization: 20%
* Balances: 11%
* Recent credit applications: 5%
* Available credit: 3%

Although both FICO and VantageScore consider much of the same information, they gather their data in different ways.
FICO bases its scoring model on credit reports from millions of consumers at once. They gather these reports from the three major credit bureaus and analyze the reports’ anonymous consumer data to generate an accurate scoring model.

Alternatively, VantageScore uses a combined set of consumer credit files, also obtained from those same three credit bureaus, to come up with a single formula.

If you don’t have a long history of credit, VantageScore is the score you want to monitor. Before it’s able to establish your credit score, FICO requires at least six months of credit history and at least one account reported to a CRA within the last six months. VantageScore only requires one month of history and one account reported within the past two years.

Because VantageScore allows a shorter credit history and a long period for reported accounts, it’s able to issue credit ratings to millions of consumers who wouldn’t qualify for FICO scores. Considering how everyone from employers to landlords wants to see your credit score these days, if you’re new to credit or haven’t been using it recently, VantageScore might be able to prove your trustworthiness before FICO has enough data to issue a rating.

FICO uses a 45-day span to deduplicate your credit inquiries. VantageScore limits its focus to only a 14-day range.

10 Trick-or-Treating Safety Tips to protect and prepare you and your children as you for a safe and fun filled Halloween Night.

⚠️Plan a route in advance🍬
Trick-or-treating could take you several streets away from your house, which can cause sore legs and a bit of frustration. Avoid long paths by mapping out a route before leaving the house. Stick to paths that you and your child are familiar with to avoid getting lost. Find out if you live in one of the best neighborhoods in America for trick-or-treating.

⚠️Use the buddy system🍬
As your children get a little older, they may not want their parents tagging along while they trick-or-treat. You know your kids the best, of course, but most Halloween safety tips recommend that parents accompany children under 12. If your older child is venturing out without you, make sure that he or she will be with at least a few friends the entire night. And don’t leave anyone alone—if some of the more adventurous kiddos can’t wait to check out the neighbor’s spooky haunted house display, but one of the children is a bit more reticent, make sure someone agrees to stay with him or her, at a designated place, before everyone takes off.

⚠️Stay on the sidewalk🍬
Your kids know not to stray into the road when they’re walking to school. But on Halloween, when kids are running amok all over the neighborhood from house to house, it may seem like all bets are off. It’s essential to make sure that your kids are still following basic safety rules, like staying on the sidewalks and looking both ways before crossing the street. On busier roads, be sure to use the crosswalk and make absolutely sure that any approaching drivers can see you. Be careful about sprinting across unfamiliar lawns, too; in the dark, it can be tricky to see decorations or other tripping hazards lurking in the yard. ⚠️Wear comfy shoes🍬
Make sure you and your children are in comfortable, well-fitting shoes. Girls in dresses should avoid heels, and all shoelaces should be double-tied to avoid tripping in the dark.

⚠️Stay well-lit🍬
No matter how cool your child’s costume may be, it shouldn’t forego safety. If the costume is dark in color, apply reflective tape to your child’s costume to ensure they are seen by drivers on the road. Also, carry a flashlight with you to keep your child’s path lit at all times. Here are some great ideas for DIY kids’ Halloween costumes that won’t strain your budget.

⚠️Make sure all costumes are short🍬
Long costumes that drag on the ground can be dangerous, especially at night. After purchasing your child’s costume, make sure it’s an appropriate length, and hem anything that’s too long to avoid tripping.

⚠️Avoid masks🍬
Masks might look cool, but you should proceed with caution since they don’t really adhere to most Halloween safety tips. Many masks can make it difficult for your child to see or breathe. If possible, skip the mask altogether and use non-toxic make-up to complete the costume instead. Here are some great Halloween makeup looks that you can do yourself (or for your kids).

⚠️Use flexible props🍬
Try to avoid costumes that have weapons as accessories. But if your child’s costume won’t be complete without a weapon, make sure it is rubber or plastic. Choose a prop that won’t cause injury to your child or their friends. When you get home from trick-or-treating, or just to prep for the big day, add these kids’ Halloween movies to your itinerary.

Halloween safety tips don’t just apply to your own children. If your neighborhood has a lot of tiny tots, you might want to steer clear of candies like Everlasting Gobstoppers or Skittles, which could present a choking hazard. If you yourself have a child under the age of three, make sure you check their candy haul and remove anything they could choke on, too. And don’t forget that not all kids can safely eat every type of candy. Opt for regular M &M’s rather than peanut ones to avoid triggering any peanut allergies. If you buy a variety pack of mini candy bars that includes Snickers, maybe skip the peanut-filled bars in your treat bowl. (Hey, there’s an excuse to eat them yourself!)

⚠️Check your child’s candy🍬
When sorting through candy at the end of the night, be sure to throw away any candy that is not in its original wrapper, or looks as though it has been opened. Halloween safety tips are important, but you should make sure you’re following these lesser-known Halloween etiquette rules, too.
