Something I keep saying in listing consultations right now:
Buyers have more options than they did a year or two ago. They know it. Which means they're comparing more carefully, taking longer, and making lower offers on homes that feel overpriced or underprepared.
The homes that are moving quickly are the ones that show well and are priced to reflect today's reality, not 2022.
