The market has never once asked what you paid, what you owe, what you dumped into the kitchen, or what the house across the street "went for" according to a neighbor who may or may not be lying.

Buyers price your home against what they can actually go buy instead of it. That's the whole equation.

A comp isn't an insult and it isn't an opinion. It's a receipt. It's proof of what a real buyer paid a real seller for a real house down the street, this year, in this market.

You can argue with your agent. You can't argue with a closed sale.

This is exactly why the "just try it high, we can always come down" plan backfires.

The data was already there. Ignoring it doesn't change it, it just costs you time and leverage while the number stares back unchanged.

Your home is worth what someone will pay for it. Everything else is a story you're telling yourself.

Today marks the closing of a truly one-of-a-kind property, and I couldn't be more grateful.
