Two families. Two homes. Two “we’re officially under contract” moments… and both are first-time homebuyers 🤍🏡

This is the part of my job that never gets old.

Because it’s not just about getting a contract signed, it’s about everything that leads up to it. The late-night questions, the second (and third) showings, the “I don’t know if this is the one” conversations, the nerves, the excitement… all of it.

My role as a trusted real estate professional isn’t to push you into a home. It’s to inform, guide, and protect my clients so they can make decisions they feel confident in. No pressure. No rushing. Just real conversations, honest advice, and support every step of the way.

Watching my buyers go from “I have no idea where to start” to “this is OUR home” is something I will never take for granted.

what if the market isn’t your problem? what if it’s the way you’re looking at it? 👀

your brain has a build in filter. it’s called your reticular activation system. basically, it can’t process EVERYTHING around you, so it decides what to highlight ✨

and here’s the trick: it highlights what you tell it matters

if you keep telling yourself, “the market is slow, buyers aren’t serious. nothing is moving…” your brain will scan for proof of that!

but if you decide “there are still opportunities and i’m going to find the right house for me,” your brain starts noticing the space in your budget, the homes for sale, and the opportunity you have for the life you want in a new home 🫶

this is not about saying affirmations every single day to shape our realities. it’s about keeping our perspective positive and in check so when the right opportunities come along, we don’t miss them.

💰 What are closing costs?
Fees to complete the purchase (like appraisal, title, and lender fees). In some cases, sellers will agree to help cover part of these through whats known as "seller concessions".

🛋️ Can I buy furniture before closing?
Always check with your lender. In most cases It’s best to wait, Even small purchases can impact your loan.

🔍 Whats the difference between Inspections & appraisals?
Inspections help identify potential issues with the home. Appraisals confirm the value for your lender.

⏳ Why does everyone suddenly need something from me?
Once a home goes under contract, there are many moving parts and professionals working together. Your real estate agent coordinates inspections and monitors contract deadlines to help protect your interests. Your loan officer works on submitting your loan file, gathering required documentation, and ordering the appraisal. Meanwhile, the title company or attorney’s office prepares the title work and closing documents to ensure everything is ready for settlement. I know this stage can feel overwhelming , but remember this stage is necessary and temporary.
