New construction doesn't mean flaw-free.

Every home I've walked with an inspector — including brand-new builds — has come back with a punch list. Missing insulation. Reversed hot and cold. A drain that was never connected. Nothing dramatic. All fixable. All cheaper to fix before closing than after.

The builder's superintendent works for the builder. Your inspector works for you. Those are different jobs.

Three windows worth knowing:
→ Pre-drywall, while the bones are still visible
→ Final, before you sign
→ Around month 11, before your first-year warranty window closes
