April in Upper Marlboro is such a great time for the community to come together. There is an energy this weekend that you just don’t get any other time of year. It is less about the hustle and more about the simple stuff … good coffee, family traditions, and seeing the flowers finally start to bloom.

Have you noticed your listing alerts starting to pile up over the last few days? We have officially hit that point in Upper Marlboro … the spring market where the volume can feel a little bit like a full-time job.
It is a bit of a paradox. You wait all winter for more houses to hit the market, but once they do, the sheer amount of data can make it harder to actually make a decision. It is easy to feel like if you aren’t looking at everything, you might be missing “the one.”
My goal this month is to help you filter out the “noise” so you can actually enjoy the process. The best homes in Rolling Acres are still moving quickly, but having more inventory to choose from gives us the breathing room to be intentional rather than reactive.

We are officially in the final stretch of the first quarter. In Maryland, the “March Madness” wasn’t just on the basketball court, it was in the housing market.
I’m seeing a lot of sellers who “waited for Spring” now realizing that the early birds already closed their deals in February. But here is the good news: the Q1 data is showing a massive appetite for move-in ready interiors / suburban upgrades.
If you didn’t list in Q1, you haven’t missed the boat, you just need to adjust your sail for Q2. The buyers coming out in April are more serious, more qualified, and looking for homes that were prepared with precision.

Water management. It’s the one thing that can sink a Maryland real estate deal faster than anything else.
Most buyers look at the kitchen. Most sellers look at the curb appeal. I look at the grading, the sump pump, and the “invisible” signs of moisture that usually reveal themselves right as the snow melts in March.
Water is the most expensive “quiet” problem a house can have. Whether it’s an aging hot water tank or a hairline crack in the foundation, these are the issues that stall inspections and kill equity.
