🍂 September in the Lowcountry
September is almost here! While Charleston may not exactly feel like fall just yet, one of my favorite things about this time of year is how much there is to do around the Lowcountry.
From live music and festivals to farmers markets, theater, outdoor events, and some of our favorite local traditions, September has a packed calendar. I’ve rounded up some highlights below, along with a quick update on what’s happening in Charleston real estate and our local economy.

🏡 Charleston Real Estate Update
The Charleston real estate market continues to show resilience in 2026.
Through July, closed transactions were up approximately 5% compared with the same period in 2025, while the median closed sales price increased approximately 2.4%.
The median price of homes and condos across the Charleston market is now around $452,000. Condos and townhomes make up roughly 25% of our market. Looking specifically at single-family detached homes, the median price is naturally a little higher at approximately $488,000.
We did see the market cool somewhat from June to July, with July transactions down approximately 15% month-over-month.
What does that mean locally?
Charleston continues to benefit from population growth, job creation, and the lifestyle that keeps attracting people to the Lowcountry. At the same time, interest rates and affordability remain important factors for buyers.
One thing I always emphasize is that there really isn’t one single “Charleston real estate market.”
What’s happening in Summerville can look very different from Mount Pleasant. West Ashley can behave differently from Johns Island. Even two neighborhoods a few miles apart can have very different inventory levels, buyer demand, days on market, and pricing trends.

📈 Growth Around the Lowcountry
Charleston’s broader economy continues to bring new investment and jobs to the region.
Hutchinson Apartments at Nexton recently opened with 324 residential units, including one-, two-, and three-bedroom apartments and townhomes. Amenities include a pool, fitness center, game room, walking trail, and pet park.
Translucent Solar is investing approximately $15.7 million in a new Dorchester County manufacturing facility. The 1.2-gigawatt solar panel factory is expected to create 167 new jobs and become operational by the end of 2026.
Trison Wells is investing approximately $3.37 million to expand its Walterboro operations, creating 30 new jobs in Colleton County.
IEB Americas, a battery charging and power supply company, is investing approximately $1.5 million in Charleston County and creating 30 new jobs. The North Charleston facility will be the company’s first major production operation in North America.
These investments, along with continued development in places like Nexton, are part of the bigger picture shaping housing demand and growth throughout the Charleston region.
