The boxes can wait a few hours. Do these first. 🏡

Closing day feels like the finish line, but it’s really day one of actually owning the house.

And before the furniture arrives and everything gets chaotic, you have a perfect opportunity to take care of a few things your future self will thank you for:

1. 🔑 Change or rekey the exterior locks. You don’t know who may still have an old key.
2. 💧 Find your main water shutoff. Don’t wait until there’s water pouring somewhere to figure this one out.
3. ⚡ Locate and check your electrical panel. If the breakers aren’t clearly labeled, now is a great time to do it.
4. 🔥 Know where your gas shutoff and water heater are and how to shut things down if there’s an emergency.
5. 🌬️ Replace the HVAC filter. Start fresh and write down the size so you know exactly what to buy next time.
6. 🚨 Test every smoke and carbon monoxide detector and replace batteries where needed.
7. 🧹 Deep clean while the house is completely empty. Cabinets, closets, vents, behind appliances—this is probably the easiest they’ll ever be to reach.
8. 📱 Reset the technology. Garage codes, smart locks, thermostats, security systems and anything else that may still be connected to the previous owner.
9. 📸 Take photos and video of every empty room. It’s a great record of the home’s condition before your belongings arrive.
10. 📝 Find the leftover house stuff. Paint cans, appliance manuals, warranties, extra flooring or tile—figure out what belongs where before it gets buried in the garage.

Order the pizza, open the boxes and enjoy the fact that this place is finally yours. ❤️

Oh, yes it does. 😂 Just wait for the before and after.

My seller did everything right before we got here—fresh paint, carpet removed, hardwoods refinished, updated lighting. The house was clean, bright and ready to sell.

But completely empty?

Where does your money actually go once you’re under contract? 💰🏡

A lot of buyers assume their deposit goes straight to the seller. It doesn’t.

Instead, money involved in the transaction may be held and handled by a neutral third party according to the contract and closing process. That helps protect everyone while inspections, financing, title work, and the other pieces of the transaction come together.

And escrow can mean something different after you buy, too. With many mortgages, an escrow account is used to collect money toward property taxes and homeowners insurance as part of your monthly payment.

It’s one of those real estate terms you hear constantly—but rarely get a simple explanation for.
