A buyer’s preparedness often dictates their success in this market. Most important is saving for this big step. Gone are the times when sellers made generous concessions to draw a buyer. Having money saved for closing and additional down makes for a far more competitive offer.

It’s important to begin preparing several months in advance of starting your home search. A good lender can be a tremendous help when tackling decisions about what to pay off and how to save. Friends, family and Realtors can be a good source for referrals.

Finally, I advise buyers to be open to different locations, styles, sizes, and features. Median home prices can vary broadly based on proximity to highways. Homes with two bedrooms and a bonus room are often more affordable than a three bedroom. The difference? Typically a closet. Want a mid-century rambler? Can you settle for an early century one-story?

It can be intimidating but it isn’t anything you can’t sort out. First thing first. Get some good advice.
