Wow, the numbers told a BIG story for the month of May.

PUYALLUP IS FOR SALE

I'm not kidding. there are more active listings in the month of May 2026 than any May since 2019....

This is true for most areas. The spring real estate season is in full swing. Some local markets have more listings than others -Puyallup, Gig Harbor and University Place just keep adding new listings every day.

Kent and Federal Way are moving homes faster than Auburn and Renton...

So if you're the seller in this market, pricing and adjustments are a part of the weekly discussion. Position yourself to get in front of the buyers for your particular price point and then adjust based on their feedback. Your agent isn't trying to sell your home for less, they're trying to help you move into your next season.

If you're the buyer in this market, you will have more leverage in some locations than in others. You may find more leverage $20K above or below your expected sale price. Dont rule things out, work with your lender and agent to develop your plan.

One of my preferred lending partners and I just help our clients close on a home. This wasn't an easy process because the 1st seller backed out of their contract. This lender saw my hard work to keep the deal together (impossible) and then go to town on the next negotiation to get what the client needed. Please enjoy his version of events - it's pretty entertaining!
