Last month, I helped one of my best friends in Tampa purchase her first home. Then while in St. Croix last week, her parents sent me a single listing they wanted to see, that was just down the road from their daughter’s new home. I’m so excited to share that they are now under contract, too!

You can hear peacocks calling in the distance as my buyers dream about all the fruit trees they plan to grow in their yard. Best of all, they’ll be living close to their daughter and granddaughter and I couldn’t be happier for all of them!

Also SOLD!

This condo was my lowest-priced SALE to date, but every client and every transaction deserves the same level of care and professionalism.

After I successfully handled the complex sale of their daughter’s condo, her parents entrusted me with the sale of theirs as well. Condo transactions in Florida can be especially complicated, with HOA rules, milestone inspection assessments, lender requirements, and plenty of moving parts along the way. IYKYK.

Through it all, my sellers trusted my guidance and allowed me to navigate each challenge as it came. After a longer journey than we anticipated, we finally made it to the closing table!

I also had the opportunity to bring a fellow agent into the transaction so she could learn alongside me, because we all have to start somewhere. Thank you Madelyn, for your help and willingness to learn throughout the process!

Three years ago, I met my buyer’s parents at a John Mayer concert here in Tampa. They were sitting behind us, and between sets, we immediately bonded over the fact that their son and my brother were around the same age, both engineers, and both living in Washington, D.C. We didn’t know it then, but they would each eventually make separate moves to Tampa... and both would purchase their Florida homes with me!

Fast-forward to this summer, when I had the privilege of helping their son purchase this beautiful newer-construction pool home in Seminole Heights. After winning a bidding war on another property, we made the difficult decision to walk away and pursue this home instead, which had just hit the market.

It’s funny how a chance meeting can come full circle three years later. Congratulations to my buyer!

I’ve dealt with enough bidding wars for one week. I am tired.

My buyer and I toured a home last Friday that he loved, and we submitted an offer just hours after it hit the market.

By Monday, we got the call: out of 7 offers, ours was the winner!

When I called my buyer with the good news... he wasn’t excited anymore. WHAT!

Ironically, the sellers’ three-day timeline to make a decision gave the opportunity for a better home to hit the market. We rushed over to see THIS home before making our final decision, and the moment we walked in, I just knew. This home checked every box for my buyer: updated, good size, garage and pool.

So we made the tough decision to walk away from our winning position and pursue the home my buyer truly wanted.

And yes... there was another bidding war on THIS house. I cannot make this up.

Thanks to a well-crafted escalation clause, my buyer secured this home while paying just $1,000 more than the competing offer. A fantastic outcome in a multiple-offer situation.

I never want my buyers wondering “what if.”
I want them to feel completely confident that they’re choosing the right home, not just the one they happened to win.

UNDER CONTRACT + THROUGH INSPECTIONS!

What a journey this one has been.

My buyer lost out in one bidding war and then went under contract on another property.. only until this home came back on the market. What’s that saying.. third time’s a charm?

She had loved this home from the beginning, but it was already pending when we first came across it. To our surpise, it came back on the market and we made the quick decision to terminate the other contract and pursue this home instead.

As expected, we found ourselves in another bidding war. The interesting part? We weren’t even the highest offer. Because in real estate, it’s not always about offering the most money. I’m so excited to share that the seller chose my buyer, and we’ve officially made it through the inspection period!

This one is especially meaningful because I get to help one of my dear girlfriends purchase her very first home. Walking alongside friends during such a life-changing milestone is one of the greatest joys of my career.

A great reminder that the strongest offer isn’t always the highest one. Experience matters. And who you hire matters.

Some of my closings hit a little closer to the heart.

When one of my best friends called me, I instantly knew in her voice that something was weighing on her. I remember asking her “what’s wrong, is everything okay?”

She was scared to tell me that she was ready to sell her home! She told me she was afraid I wouldn’t support her decision, that I’d think she was crazy for wanting to sell a home she’d once loved, and owned for so long.

As a real estate agent, my job is to listen, understand where people are in life, and help others make the decision that’s best for them.

I’m so grateful she trusted me to guide her through the bittersweet process of selling her first home. We were under contract within a month, had a smooth closing, and now she gets to begin a vibrant new chapter living in the city, perfect for her busy life as a young professional.

Thank you for trusting me, not just as your real estate agent, but as a friend, too. It has been an honor to walk alongside you through this chapter, and the next one, and the next one. I love you, “Alyee”
