Ready to move? Here are three high-impact negotiation hacks that all buyers need to know…

1. The "Rate Buy-Down" Pivot
Instead of asking for a $10,000 price reduction, ask the seller for a $10,000 credit to buy down your interest rate (a "2-1 buydown" or a permanent discount point).
• Why it works: A $10,000 price drop might only save a buyer about $60–$70 a month. Using that same $10,000 to buy down the interest rate can save them hundreds per month.
• The Seller's View: It costs them the same amount of money, but it makes the home significantly more affordable for the buyer.
2. Leverage the "Inspection Escrow"
If the inspection reveals necessary repairs (like an aging roof or HVAC system common in Florida), don't just ask the seller to fix it. Sellers often choose the cheapest possible contractor.
• The Hack: Ask for a closing cost credit or an escrow holdback based on a professional quote you obtained as long as repairs are approved but the insurance carrier to be completed after closing
• The Benefit: You get to choose the contractor and ensure the work is done to their standards after closing, while the seller avoids the headache of managing repairs during their move.
3. Offer a "Leaseback"
In a competitive market, convenience is often worth more than cash. If the seller is building a new home or hasn't found their next place yet, they are likely stressed about the timing.
• The Hack: Offer a short-term leaseback (e.g., 3–7 days) where the seller stays in the home after closing.
• The Benefit: This eliminates the seller’s need to move twice or stay in a hotel. By removing their biggest pain point, they are much more likely to accept your buyer’s price over a slightly higher offer that demands immediate possession.
