Background?
This lot had been tied up in a contract for months. We had been tracking it and as soon as we learned it was falling through we had to move fast! 🚀

The challenge?
Seller wanted no more than a 30-day close and preferred cash offers. A Construction-to-Perm (CP) loan wasn’t an option—takes 75-90 days and locks buyers into a builder

The solution? A Lot Loan!

If you’re planning to sell, knowing which properties are moving slowly can help you set realistic expectations and adjust your strategy. On the flip side, if you’re buying, these slow movers could present opportunities to negotiate.

Here’s what we’re seeing:

📏 Lots Under 7,000 sq ft in AE Zones
Small lots in AE flood zones are increasing in supply ever since the Hurricanes. They are either not moving at all, or the prices are getting seriously compressed. At this point these will most likely be some of the last properties to sell, all things being equal, unless continued price compression occurs.

🏢 Condos Older Than 30 Years
Condos over 30 years old are sitting on the market over double what they were last time this year. Often faced with stricter lending requirements, potential for special assessments and the requirement for milestone studies these condos can become very expensive for buyers, if they have not been properly maintained or managed. This along with the escalation of insurance premiums have really put a dent in this market.

🏚️ Slab on Grade Homes in AE Zones
AE zones indicate areas at higher risk for flooding. Since slab-on-grade homes sit directly on the ground with no substantial elevation these were hit very hard from the Hurricanes. Buyers have become more cautious of homes in this zone and have prioritized elevated or newer construction homes for added protection.

Overall understanding these dynamics helps sellers position their properties strategically, while at the same time they can give buyers leverage in negotiations.
