We secured this beauty in a competitive multiple-offer situation, and here's how...

My buyer was already **fully underwritten** before we submitted the offer.

๐Ÿ’ฅ That's serious ammunition when you're buying a house.

A pre-approval is good.

A fully underwritten approval is even stronger because much of the lender's review has already been completed. Sellers love certainty.

And it gets better...

๐Ÿ‡บ๐Ÿ‡ธ My buyer is a Veteran, so we used a **VA loan with ZERO money down.**

Then came the inspections...

Most buyers stop there.

We negotiated.

โœ… $11,000 in seller concessions
โœ… An additional $2,500 after inspections
