REALTOR Foundation has a first-time homebuyer grant—and unlike many assistance programs, this is actual grant money.
That means:
✅ No repayment�✅ No monthly payment�✅ No second mortgage or lien�✅ It may be combined with other grants, down payment assistance, seller contributions or gift funds

Basic eligibility includes:
* You haven’t owned a home during the previous three years.
* You’re a U.S. citizen or permanent resident.
* The property will be your primary residence.
* You’re purchasing an eligible single-family home, condominium or townhome in Greater Tampa Bay.
* Your household income generally does not exceed 120% of the applicable AMI.
* You’re sponsored by a REALTOR® or affiliate member of the Suncoast Tampa Association of REALTORS®.
* Your lender verifies your financial need.
This is why you don’t wait until you’re ready to close to start asking about assistance. Grant funds can open, close and run out quickly—and being prepared can make the difference between receiving help and missing the opportunity.

FHA, VA, USDA and down-payment assistance programs may help you buy with much less money upfront.

2️⃣ Your approval amount is not your budget.
Shop by the total monthly payment—including taxes, insurance, HOA and CDD fees—not just the home’s price.

3️⃣ The neighborhood matters as much as the house.
Check your commute, flood zone, insurance costs, schools and nearby essentials before making an offer.

4️⃣ New construction isn’t automatically problem-free.
Get an independent home inspection—even when everything is brand new—and bring your own Realtor before visiting the builder.

5️⃣ The right offer can protect your savings.
Price matters, but so do seller concessions, repairs, rate buydowns and closing-cost assistance. Negotiation can change your entire deal.
