A look at how Kai’s approach to community management showed up this year.
Kindness
Kai donated 3,700 pounds of food to Feeding Tampa Bay, delivered 500 Halloween boo-bags to Johns Hopkins All Children's Hospital, and walked Miles for Moffitt Cancer Center in support of cancer research. Giving back remained a meaningful extension of how we care for people—within our communities and beyond them.
Action
Kai welcomed more than 5,000 new residents and continued investing in lifestyle engagement that brings neighbors together. Through resident events and community clean-ups as part of our Kindness in Action initiative, we strengthened connection, pride, and shared responsibility across the communities we manage.
Innovation
Kai advanced the way community management is delivered by launching Kai AI, an always-on resource for residents, boards, developers, and builders. Introduced Kai 360, which provides real-time video visibility of community assets and compliance. A refreshed HiKai.com made it easier to explore our services and the custom community websites built for each association we support.
These highlights reflect the Kai impact—and we’re excited to see what that becomes in 2026.
