🏡 SOLD! Congratulations to my sellers! 🎉
I LOVED this listing from the beginning because it was literally only TWO streets from my house! ❤️ I could walk over whenever I needed to, and because the home was vacant, I was able to bring in some of my own staging pieces and add my personal touches without my sellers having to spend thousands of dollars on professional staging.
(And you would be surprised what a blow-up bed with nice bedding, a couple of nightstands, lamps, pillows, and a few accessories can do! 😂🛏️✨)
And our strategy worked because the home was under contract in less than 4 days ❤️🏠
My seller was amazing - she trusted me with a purchase of her new home and now I was able to sell the one that she has spent almost 10 years in creating beautiful memories! Always a big and emotional step and I am just thankful I was able to be part of it. Thank you Aimee ❤️ and thank you for all the patience during the process and quick responses! I got all the documents signed before I could even tell her I am sending them! lol
I rarely meet the buyers of the homes I sell, but this time I actually met the buyer AND his agent at the open house I was hosting for my sellers. I could see the excitement on his face when he walked through the home. He grew up in this neighborhood, so it really felt like such a great match. ❤️
And I have to say, his agent was the SWEETEST! She came to the open house with him, and from that first meeting all the way through closing, she was communicative, responsive, and wonderful to work with. I cannot stress enough how important communication between agents is in a real estate transaction. It can make such a difference! Thank you Bethel Mekonnen Leonard ❤️
The buyer was a first-time homebuyer using the Pinellas Hurricane Recovery down payment assistance program. This particular program can take approximately 3 months, and buyers have to go through the approval process before they are even ready to purchase a home. Getting all the way to the closing table was a BIG accomplishment! 🔑
Of course, getting under contract was only the beginning. 😅
Then came the negotiations, repairs, and a brand-new roof!
And did I mention I had THREE sellers, with the parents living in another state? That meant three signatures on just about everything! ✍️✍️✍️ At one point, we even had to coordinate a mobile notary to be sent to a rehabilitation center to get the necessary paperwork signed. You do what you have to do to keep a closing moving! 😅
But the good news are - dad is doing much better, so keep the 🙏 and positive thoughts going! ❤️
The buyer’s agent, lender, title company, contractors, buyer, and sellers all had to communicate and work together to get this one across the finish line. My title company was even responding after hours to questions and concerns when we needed them…. Thank you Chris Dreger 😊🏠
Was it completely smooth and stress-free? Of course not 😂 I’m not sure those transactions actually exist! There were stressful moments along the way - coordinating all the repairs, getting a brand-new roof completed, and trying to meet all the deadlines while working with a down payment assistance program. And yes, there were extensions lol.
But that’s REAL ESTATE! You solve one thing at a time, keep everyone communicating, and keep moving toward that closing table. 🏡🔑
And in the end, it was all WORTH IT! ❤️
