Stop assuming downsizing means giving up your options.

Menifee had more than 200 new-build listings as of August 2026, including age-restricted and all-ages communities. The city also had 535 active listings and 220 new listings added in the previous 30 days.

Choosing a Temecula neighborhood starts with your daily routine.

Wine Country offers larger lots, views, and a slower pace. The tradeoff can be a longer drive to services and freeways, so commute planning belongs at the beginning of your search.

Which matters more in your move: space, commute, or access to services?

San Jacinto is a great option for seniors looking for a quieter lifestyle, more affordable housing, and easy access to the amenities of Southwest Riverside County. With a median home price around $500,000—well below Temecula’s $755,000—buyers may have more flexibility when downsizing or relocating.

About 11.6% of San Jacinto residents are age 65 or older, giving the city a meaningful and growing senior presence. Its small-town feel, lower density, and slower pace appeal to many older adults who want comfort without the higher price tag of nearby cities.

San Jacinto also offers regional access to medical care, shopping, and 55+ lifestyle communities throughout the Temecula Valley. For buyers, the longer average market time can also mean less pressure and more room to negotiate.

If you’re considering downsizing, relocating, or buying in San Jacinto, Gabriela and Shane can help you explore your options and create a plan that fits your next chapter.

Why are more seniors considering Wi******er, CA for retirement or relocation?

Wi******er is becoming an attractive option for adults 55+ who want newer homes, more space, and easier access to everyday services without paying coastal Southern California prices.

As of August 2026, recent Zillow market data shows a median sale price of about $639,990, 302 active listings, and a median of 47 days on market. That gives buyers options and, in many cases, more time to make a thoughtful decision.

Another advantage is Wi******er’s newer housing inventory. Many homes offer modern systems, energy-efficient features, single-story floor plans, and less immediate maintenance—important considerations for buyers planning for the years ahead.

Location is also a big factor. Wi******er is close to Temecula and Murrieta, giving residents convenient access to hospitals, specialists, shopping, restaurants, and other services.

For homeowners 55+, Proposition 19 may allow eligible sellers to transfer their current property tax base to a replacement home anywhere in California, subject to specific rules. Buyers should also review HOA fees and possible Mello-Roos assessments when comparing communities.

Thinking about downsizing or relocating to Wi******er or Southwest Riverside County? Planning early can make the process much easier. Contact me for a complimentary consultation.

**How Much Does It Cost to Sell a Home in Temecula?**

If you're thinking about selling your home in Temecula, one of the first questions you may have is: **How much will I actually walk away with after closing?**

Seller costs aren't one fixed percentage. They depend on your home's sale price, HOA, closing date, and the terms negotiated with the buyer.

Common costs when selling a home in Temecula may include:

• **Real estate commission** — fully negotiable
• **Escrow and title fees**
• **Riverside County documentary transfer tax**
• **HOA resale and transfer fees**, if applicable
• **Prorated property taxes**
• **Recording and other closing fees**

Some of these expenses are negotiable, while others are determined by the county, HOA, or closing date.

That's why I recommend reviewing a **seller net sheet before putting your home on the market**. It gives you a much clearer picture of your estimated proceeds and helps you make informed decisions about pricing and negotiations.

**Is Menifee a Good Place to Buy a 55+ Home?**

If you're 55+ and considering downsizing, relocating, or finding a more affordable home in Riverside County, **Menifee is worth a closer look**.

Compared with nearby Temecula and Murrieta, Menifee often offers more affordable home prices, established 55+ communities, and many single-story options that appeal to buyers planning for the next stage of life.

Some benefits of buying in a Menifee 55+ community may include:

• **More affordable home prices** compared with nearby areas
• **Single-story floor plans** and easier-maintenance homes
• **Clubhouses, pools, and social activities**
• Established active-adult neighborhoods
• Convenient access to shopping, healthcare, and everyday services

Before buying, it's important to compare **HOA fees, community rules, property taxes, and possible Mello-Roos assessments**. Buyers 55 and older may also qualify for **California Proposition 19**, which can allow eligible homeowners to transfer their property tax base when purchasing another primary residence in California.

Downsizing is one of the biggest decisions many 55+ homeowners will ever make.

It’s not just a financial decision. It’s emotional, practical, and often involves family.

Some signs it may be time to start the conversation:

The home has more space than you use.
Maintenance feels harder than before.
Safety and accessibility are becoming more important.
Adult children are starting to ask questions.
You want more freedom and less responsibility.

The key is to start planning early, before there is pressure, urgency, or a health-related emergency.

For many seniors and families, the first step is not selling. The first step is simply learning what options are available.

Looking back at some past client experiences always brings a smile. I'm grateful to share this 5-āļø review from a seller...
