Phoenix Summer Market Update – June 2026 🏡

Hey everyone, it’s Chelsea Anderson with the Anderson Signature Team at Keller Williams Realty Phoenix!

Summer is here, and the real estate market is showing some interesting shifts:

✅ Active listings are down 7% overall
✅ Buyer activity is strong – pendings up across most cities
✅ Median single-family home price: ~$485K, holding steady since 2022
✅ Luxury markets like Paradise Valley and North Scottsdale have more listings, so things are moving differently there

City Highlights:

Mesa: Listings down 13.7%, contracts up 11%
Chandler: Listings down 18.6%, contracts up 6%
Gilbert: Listings down 7.8%, contracts up 3%
Phoenix: Listings down 6.3%, contracts up 6.2%

Sellers are offering flexibility and concessions (~$10K), and homes priced $250K–$1M have a 70% chance of selling.

If you are a first-time buyer in Mesa and you think you can't afford it, I want to show you the actual numbers.

I have been working with first-time buyers in the East Valley for over 14 years.

This is genuinely one of my favorite things in this business. Watching a family get into their first home and seeing what it does for their long-term financial life. There is nothing better.

Here is what the numbers actually look like right now: The lowest realistic price for a livable single-family home in Mesa is around $330,000. With an FHA loan, your down payment is 3.5%, which is $11,550. With a conventional loan and solid credit, you can get in for 3% to 5% down. That is $10,000 to $16,000.

You do not need 20% down. That is not how this works anymore.

In Maricopa County, the Home Plus Arizona program can cover all or part of your down payment and closing costs. We use it regularly with our buyers. We closed a transaction earlier this year where a client got into her home for $1,000 out of pocket.

Between seller concessions and down payment assistance, that is what it cost her to buy a house.

Compare that to renting: average rental in the area runs about $2,300 a month. That is $27,000 a year going toward someone else& #39;s equity instead of your own.

The real barrier we see isn& #39;t money. It& #39;s the information gap. The process feels overwhelming. Google gives you 17 conflicting answers. So staying put feels easier. But staying put has a cost.

Neighborhoods worth a serious look in the $330K to $400K range:
Dobson Ranch, Vista Mesa, Bella Via, and Olympic Estates.
All established Mesa communities with solid resale fundamentals.

We’ve reached Episode 10 of our investing journey — The End Game.

When we started in 2018, Kyle and I had one house, too much debt, and a feeling that something had to give. Ten episodes later, our portfolio includes rentals that cash flow monthly, flipped properties, keeps, and a couple still in progress.

We don’t have the “perfect” end game mapped out — and that’s okay. Maybe we sell everything someday. Maybe we keep building. Maybe we hand it all to a property manager. The point isn’t a perfect plan — it’s options.

We started with 5% down on a house we downsized into. Today, we have equity and choices we never imagined. That’s the power of taking the first move, even when the path isn’t perfectly clear.

We’re now in Episode 9 of our investing journey, and this is where our strategy started to evolve.

Not every property we bought was meant to be held forever. Some became long-term rentals. Others were flipped and the profits were rolled into the next opportunity.

So how did we decide?

We asked one simple question: does this property have better long-term potential, or better right-now potential?

If the cash flow was strong and the neighborhood had room to grow, we kept it. If most of the value was already built in and holding it wouldn’t significantly improve the outcome, we sold it and used that capital to keep moving.

There’s no perfect formula. We’ve made great decisions, and we’ve made a few we’d do differently. But the goal has never been perfection. The goal has always been to keep building and let each property serve a purpose.

Every deal doesn’t need the same strategy.

Sometimes the best move is to hold.
Sometimes the best move is to sell.
The key is knowing why you’re making that decision.
