Four East Valley cities, four different markets. Here's where July landed.
Tempe — $483,250 median sold, $300/sq ft, 46 days on market, 4.83 months of supply
Chandler — $525,655 median sold, $292/sq ft, 48 days on market, 3.32 months of supply
Mesa — $435,000 median sold, $260/sq ft, 47 days on market, 3.40 months of supply
Gilbert — $590,000 median sold, $281/sq ft, 47 days on market, 3.97 months of supply
Two things stand out.
Supply isn't the same story everywhere. Tempe is sitting near five months of inventory. Chandler and Mesa are closer to three and a third. Those cities are twenty minutes apart and they are not the same negotiation right now.
And price per square foot barely separates them. Gilbert's median is $155,000 higher than Mesa's, but on a per-foot basis they're within about $20. You're mostly buying more house, not a different market.
The number that didn't move is the one people expect to. All four cities closed right around 98% of list. The softness this summer showed up in how long it took, not in what sellers got.
Buying or selling isn't an "East Valley" decision. It's a Tempe decision, or a Chandler decision, or a Mesa or Gilbert decision — and they don't read the same right now.
