Inlets area update! This week the median list price for Bradenton, FL 34208 is $465,990 with the market action index hovering around 32. This is less than last month's market action index of 34. Inventory has increased to 131.
The market has been cooling over time and prices have recently flattened. Despite the consistent decrease in Market Action Index (MAI), we’re in a Seller’s Market (where significant demand leaves little inventory available). If the MAI begins to climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.

Had lunch today with The Dave Davis Team - CrossCountry Mortgage whom I trust to discuss some new tools available for in real estate. One is a conventional loan with only 15% down and NO PMI, where usually it’s 20%.
Another is only 5% down for a 2-4 unit multi family… think of a side by side duplex. You could live in one side and rent out the other while only putting down 5%! It’s a conventional loan so the rental property doesn’t have to meet the same rental income burden as an investment property loan.
Coupled with the new conforming loan limit of $750k, both are great options to keep cash in your pocket while investing! !
