⚠️ A quick warning about wire fraud…

If you’re buying or selling a home, please be extremely careful with wiring instructions.

Scammers can make emails look incredibly real and may even appear to come from your Realtor, title company, lender, or attorney. Never send money based only on emailed wiring instructions.

Please share this with anyone you know who may be buying or selling a home.

One of the most important parts of buying a home is understanding the true cost of ownership.

When purchasing a home in The Villages, don't just look at the purchase price. Be sure to ask about all of the ongoing costs, which may include:

• Annual property taxes
• Amenity fees
• Annual Maintenance
• Fire assessments
• Utility costs
• Bond / Balance

As a Realtor, I believe buyers deserve to have all of this information upfront so they can make an informed decision before writing an offer.

Knowledge is power. Ask questions, understand the numbers, and make the decision that's right for you.

Buying a home is a big investment...there should be no surprises after closing.

Pricing isn't about what you hope your home is worth.

🚨 This is how many real estate scams begin.

A scammer contacts a Realtor claiming they want to sell a vacant lot or an unoccupied home. They often say they're out of state or the country, unavailable to meet, and want everything handled remotely.

If the listing agent doesn't verify the seller's identity, the property could be listed without the true owner's knowledge.

If you own vacant land or a home that sits empty for part of the year, be proactive:
• Keep an eye on your property's online activity.
• Make sure your mailing address is current with the county.
• Consider setting up property fraud alerts if your county offers them.
• If a Realtor contacts you about selling your property and you didn't initiate it, investigate immediately.

As a Realtor, I now require government-issued identification to verify ownership before I take a vacant lot or unoccupied property listing. It's not because I don't trust people—it's because I take protecting my clients and their property seriously. I've been contacted several time now...too many to keep track of!!

Scammers are getting more sophisticated every day. A few minutes of verification can prevent a very costly mistake.
