First time buyers often spend so much energy preparing to purchase that the first months of ownership get less attention. I think the better plan includes both.

A home can be in good condition and still come with normal ownership expenses soon after move in. Filters need replacing. A small leak may appear. Landscaping needs care. A room may need paint sooner than expected. None of that means the purchase was a mistake. It means the home is now yours to maintain.

Before closing, I would separate available funds into two mental buckets:

• Money needed to complete the purchase
• Money intentionally left available for early ownership needs

That buffer can reduce the pressure to make every upgrade immediately. New homeowners deserve time to learn the house before deciding what truly needs attention.
