From my great uncle's journal sometime in 2023…

Some things I am thankful for:
- Thank you, God, for all the post holes I got to dig.
- Thanks for all the wire I got to stretch.
- Thanks for all the gates I got to hang.
- Thanks for all the brush I got to cut.
- Thanks for all the cattle I got to work, I wish it were more.
- Thanks for all the horses I got to shoe.
- I'm thankful that I was born and grew up in Texas.
- My mom and dad were both Christians. I came to know the Lord early.
- I'm thankful for the earth suit that God gave me.
- I'm thankful for mental and physical toughness.
- I'm thankful for at least two real good friends in life.
- Thankful for all the bulls I got to get on and every second that I stayed there.
- Thankful for every minute, hour, day I spent horseback.
- Thankful for all the country I got to see.
- I'm thankful for the Frio River and time spent there.
- The hours of physical work, in pain or out.
- The gift of discernment
- Especially for the time that I got to spend with my four daughter
- That day in 1970 something that I walked down the street in Fort Stockton, Texas
- Starry winter nights in Brewster County, and a couple of times I got to drive up Doubtful Canyon in that county.
- Skinny dipping in the AM in the pool at Balmorhea State Park.
- Dancing at The Post, Fort Davis, and Pecos on the same July 4th night.
- Working for Paisano Cattle Company with the foreman.

Thanks most of all, God, for your forgiveness, your ongoing forgiveness.

6/3/2026 - Grimes County approves establishment of SpaceX Reinvestment Zone 1 for Musk backed entity.

Between May 15th and May 28th, Wit Tech LLC (backed by SpaceX, Tesla, and xAI) purchased just over 6,300 acres from multiple sellers surrounding the Gibbons Creek Reservoir.

This Terafab project (for the production of micro chips) has $55B in committed capital with much much MUCH more on the way.

The creation of this TIRZ results in a 100% tax abatement for the project and concerns over the capacity in this reservoir, even though it serves solely as a cooling pond for the existing power plant for multiple municipalities.

The best land deals I've seen weren't made by someone watching interest rates or trying to time the market. They were made by a family who bought a property in 1970 and never looked back.

I've had sellers ask me if now is the right time, and my answer is always the same. If you're asking that question, the answer is no.

Land doesn’t move on your timeline. It sells when it’s ready.

The best investments in land aren't from thinking in quarters; it's when folks think in decades.

You can act fast and still think long. Those aren't opposites.

It’s easy to say, “I don’t care what the other guy thinks about my property because I’m NEVER SELLING”.

And I hope that’s true.

But someday, somebody in your family will be, even if it’s generations from now.

It’s never a bad idea to keep the end in mind, and give yourself a way out.

I’ve seen it too many times where properties are discounted just because of how things are laid out or because of years of swapping a couple acres here for a couple acres there.

Before you trade land with your neighbor, or decide to build a house a little more off the road, just ask yourself, who is the most likely type of buyer for this land and what would they say about this??

Before Waller County ever had a name, Isaac Best was already here.

One of Austin’s original Old 300, Best came to Texas after building a life back east and carved out thousands of acres along what we now call Bessie’s Creek.

That creek was once known as “Best’s Creek” — a name that slowly shifted over time, but never lost its roots.

Names sometimes change. History doesn’t.

Developers take too long to close.

There’s a lot that goes in to selling land to a developer, most of which takes longer than we’d all prefer.

We’ve seen properties sell in a couple months but in most cases, it can be a 2-3 year process from bringing to the market.

Undisclosed, Travis County, TX

This heritage live oak, estimated to be between 250 and 350 years old, sits on the land that will become the future headquarters for a national contractor.

This tree was standing long before Waterloo (later renamed Austin) was approved as the capital of the Republic of Texas in 1839.

This is the second closing of an assemblage purchase that will allow this company to have a bigger presence in the greater Austin area.

The purchaser will incorporate this tree into its site plan and use as an amenity for its employees and customers for years to come.

I was blessed enough to be trusted to represent this company and be part of the continued story for this land (and this mighty oak).

April 21, 1836 - The day we won our independence from Mexico.

Leading up to that, on April 16th, when General Sam Houston and his army were coming down the Nacogdoches-Harrisburg portion of the OSR, they stopped in Hockley, Texas and caught some rest under “Which Way Tree” (located in New Kentucky Park off FM 2920).

It’s unknown whether the army actually took a vote to continue on or if Sam Houston just let that old oak use one of its southern facing branches to tell him they needed to fight in Jacinto.

Either way, I’m glad they did.
