Installed a new/temporary fence for an upcoming remodel. Now, their dogs can have an exit to the backyard during the remodel!

When asked to do an inspection at a ranch in the mountains, the answer is always YES!!
My first cabin, and it did not disappoint. A few defects, but the worst was the bird damage. Gonna be recommending some swift action on that!!

Get in those attics!!! (If you can, of course).
An attic can hold lots of information. Getting that information sometimes requires some squeezing, twisting, laying, and caution. Value comes from information, and sometimes it can only be found by getting dirty!

Why do inspectors report on things like caulking around windows and failed window seals??? Because it may be the tip of the iceberg sometimes.
We replaced two windows at our home recently and found some icky on the sheathing and frame from moisture intrusion. The windows were in our kids' rooms, so needless to say, we mitigated the situation appropriately. These things were noticed and acted upon due to our observation.
Moral of the story, "inspectors will report on all observed defects no matter how small or obsolete they may seem."

Home maintenance is necessary to maintain a sound and safe home. Caulking around tubs is a place that could lead to water intrusion issues. It doesn't take a large, noticeable gap or void to allow water to pass through. Keeping an eye on bathtub caulking and repairing immediately when issues are found can prevent unnecessary water issues behind tile.

Before and After.......at my home I get to be the "professional"!!! Had to chase a couple of boxes down the line but found the culprit. Having the repair side knowledge and skills of home maintenance adds a huge value to an inspectors quality of work and communication.
