Exciting Changes for Washington Real Estate!📣 Introducing First Look!👀 The NWMLS has launched First Look, a new optional pre-Active listing status that gives sellers and their brokers the opportunity to begin marketing a property while preparing for its formal launch.
For sellers, this means more flexibility in how a home is introduced to the market. Staging, photography, property improvements, and the marketing story can come together while early awareness is built and valuable feedback is gathered. Sellers also have the ability to decide whether showings are permitted, whether to accept offers during First Look, and how broadly their property is displayed to the public.
For buyers, First Look creates another opportunity to discover homes before they become Active. Not every First Look property will appear on public real estate websites, particularly when a seller chooses limited public marketing. Working with a knowledgeable buyer broker is therefore more important than ever. Your broker can monitor NWMLS, update your saved searches to include First Look, and help you identify opportunities that may not otherwise appear in your usual home search.
