Things that have popped up in our recent home inspections that can cost you thousands…and these are things you don’t notice during a showing!

Roof Age & Condition
A roof nearing the end of its life can cost $12,000-$20,000 to replace. Knowing its condition before closing gives you the opportunity to negotiate repairs or credits.

HVAC Systems
A furnace or HVAC replacement can easily run $6,000-$10,000. We evaluate the system’s condition and look for signs of potential problems.

Water Intrusion
White chalky residue on foundation walls, signs of moisture intrusion, poor drainage, and grading issues can indicate future water problems. Waterproofing and drainage repairs often range from $5,000-$15,000.

Drainage Problems
One of the leading causes of foundation and moisture issues is improper grading and downspouts that discharge water too close to the home.

Sewer Line Issues
On older homes, a sewer scope can uncover root intrusion, cracks, or failing sewer lines. Repairs can range from $8,000-$15,000.

Electrical Hazards
Older electrical panels are known safety concerns and may create insurance issues. Replacement costs often range from $2,000-$4,000.

Failed Windows
Fogging between window panes usually means the seal has failed. Replacement costs can range from $400-$1,000 per window.

Structural Concerns
Sticking doors, uneven floors, and cracks around doors and windows may be normal settling or they may indicate a more significant issue that warrants further evaluation.

CKC can help identify before closing and the reports can help you negotiate repairs, request credits, and make a more informed decision.
