More often than you’d think, I’m asked why a home that’s only 5 or 10 years old still needs an inspection. The reality is that every house has defects—regardless of age. Many issues start small and go unnoticed, then build over time into costly repairs. Catching problems early almost always means less damage, less stress, and less money spent down the road. That’s why I always recommend a home inspection, no matter how new the home is.

I’m having a hard time counting how many layers of shingles there are here… asking for a friend 😅

This is a good example of why multiple shingle layers can be a concern. Too many layers add extra weight, trap heat, and can shorten the life of the roof. It’s also not always easy to confirm how many layers are present without replacement or repair.

Crawlspace find during a mold & water intrusion inspection 👀

Notched and uneven 2×4s were being used as support posts beneath the floor joists and “girders”, sitting on small concrete pads that did not function as proper footings. The International Residential Code (IRC) requires structural columns to be adequately sized, continuous, and supported by approved concrete footings designed to safely transfer loads to the soil. A properly installed 6×6 post on an approved footing is typically recommended for this type of support.

This is exactly why a full home inspection should always be considered—even when you’re scheduling an ancillary inspection. The biggest issues are often hiding out of sight.

I see it all the time—gutters packed with leaves and debris, causing water to overflow instead of drain properly. When that happens, water can rot fascia boards, damage siding, and even find its way into basements or crawlspaces.

That’s why regular gutter maintenance matters. Gutters should be cleaned at least twice a year, typically in the spring and fall.

But cleaning alone isn’t always enough.

I also recommend installing a quality gutter protection system—not the bargain-bin kind. A good system is designed to catch leaves, twigs, and debris while still allowing water to flow freely. When installed correctly, it reduces maintenance, protects the home’s exterior, and helps prevent costly moisture-related damage down the road.

Just about to wrap up the foundation stage(Phase 1 of 4) of a draw inspection. Gravel is set in the living space and sump pump is all set. The radon mitigation system is currently in progress, and we’ll make sure it’s fully installed before we move on.

Next up, we’ll be verifying that the v***r barrier is properly in place, checking reinforcements, and confirming all plumbing lines are good to go before the concrete pour.

Looking forward to Phase 2, where we’ll dive into framing inspections and really see the structure start to take shape!
