December 2025 Pending Home Sales – Key Numbers

Pending home sales dropped sharply in December, down 9.3% from November, much larger than expected and one of the steepest monthly declines.

Year-over-year pending sales also fell by about 3.0% compared with December 2024.

The index level fell to around 71.8, indicating contract signings are well below long-term norms.

Regional Results

Northeast: –11.0% m/m, –3.6% y/y.

Midwest: –14.9% m/m, –9.8% y/y (biggest regional declines).

South: –4.0% m/m, +2.0% y/y (only region with annual gain).

West: –13.3% m/m, –5.1% y/y.

Market Conditions & Causes

Inventory of homes for sale remains very low, roughly 1.18 million active listings, tied for the lowest level of 2025.

New listings didn’t keep pace with closings, dampening buyer enthusiasm due to limited options.

Chief economist Lawrence Yun noted that the housing market “is not out of the woods yet” and that slower contract activity may reflect a market pause rather than another uptrend yet.

Realtor Confidence & Survey Insights

Time on market increased: Median days on market rose compared with last month and last year.

First-time buyer share dipped slightly, while cash and investor purchases ticked differently than year-ago levels.

More Realtors now expect buyer and seller traffic increases over the next three months compared with last month’s sentiment.
